Qualifications

• Minimum 3–5 years of experience maintaining commercial, industrial, or institutional mechanical systems.
• Strong troubleshooting skills involving rotating equipment and mechanical systems.
• Experience reading blueprints, schematics, technical drawings, and O&M manuals.
• Familiarity with preventive maintenance programs.
• Valid driver's license.
• Ability to lift up to 50 lbs (23 kg).
• Work at heights and within mechanical rooms.
• Frequent walking, climbing ladders, bending, kneeling, and lifting.
• Ability to respond to after-hours emergencies when required.

Responsibilities

• Inspect, maintain, and repair a wide range of mechanical building equipment including pumps, motors, gearboxes, cooling towers, AHUs, fans, water systems, hydronic heating, conveyors, and compressors.
• Perform preventive and corrective maintenance to ensure reliable operation and minimize downtime.
• Respond to tenant service requests related to mechanical systems and assist with emergency response to restore operations.
• Coordinate and oversee contractors, verify quality of work, and support equipment acceptance and commissioning.
• Other job-related duties and projects as assigned.
