Royal Edward Arms – Heritage Apartments in Thunder Bay, Ontario is seeking an experienced Building Superintendent to oversee day-to-day maintenance of a residential property.

You will coordinate repairs with contractors, supervise staff, respond to resident requests, and ensure safety, security, and clean, well-maintained common areas.

The position offers 35 hours per week at $37 per hour, with start date as soon as possible.

Qualifications

Royal Edward Arms – Heritage Apartments (11230859 CANADA INC) is looking for an experienced and dependable Building Superintendent to oversee the maintenance and day-to-day upkeep of a residential property in Thunder Bay, Ontario.

Location: 114 May St. S, Thunder Bay, ON P7E 6M4

Wage: $37.00 per hour

Hours: 35 hours per week

Start Date: As soon as possible

Job Responsibilities
  • Overseeing the day-to-day condition and operation of the residential building, including common areas, building equipment, and facilities.
  • Conducting regular inspections of the property and building systems to identify maintenance needs, potential hazards, and safety or security concerns.
  • Performing minor repairs and adjustments to building systems, including basic plumbing, electrical, heating, cooling, and ventilation systems.
  • Carrying out routine building maintenance such as painting, patching drywall, repairing fixtures, and addressing other minor building issues.
  • Receiving and responding to maintenance requests and concerns from residents in a timely and professional manner.
  • Assessing maintenance issues and determining when the assistance of qualified tradespeople or specialized contractors is required.
  • Coordinating and communicating with plumbers, electricians, carpenters, mechanics, and other contractors to arrange necessary repairs and maintenance.
  • Assisting skilled tradespeople as required during maintenance and repair activities.
  • Coordinating access to occupied units for scheduled inspections, repairs, and maintenance while communicating appropriately with residents.
  • Preparing vacant residential units for new occupants by ensuring that required repairs, maintenance, and general preparation are completed.
  • Monitoring the condition of common areas and ensuring the property remains clean, functional, safe, and properly maintained.
  • Maintaining an adequate supply of maintenance materials, tools, equipment, and replacement items and making routine purchases when required.
  • Maintaining records of maintenance activities, repairs, inspections, service calls, and other building-related matters.
  • Ensuring that appropriate safety and security measures are maintained throughout the property and promptly reporting hazards or deficiencies.
  • Responding appropriately to urgent maintenance issues and building emergencies.
  • Communicating professionally with residents, contractors, service providers, and property management.
  • Assisting with the movement or arrangement of furniture, equipment, materials, and supplies when required.
  • Performing other duties related to the operation and maintenance of the residential property.
Requirements
  • Completion of secondary school is required.
  • At least three years of relevant experience in building maintenance, property maintenance, facilities operations, or a related occupation.
  • Previous experience in residential building maintenance or as a Building Superintendent is preferred.
  • Practical knowledge of basic plumbing, electrical, heating, ventilation, and general building repair.
  • Ability to identify maintenance problems and determine when specialized trades are required.
  • Experience dealing with resident maintenance requests and coordinating access to occupied units.
  • Experience working with contractors and external service providers.
  • Good communication and organizational skills.
  • Ability to work independently, manage competing maintenance priorities, and respond to urgent situations.
  • Technical training, college education, or certification related to building maintenance, construction, mechanical systems, electrical work, or facilities management is considered an asset.
