Job summary

Aspen Properties is seeking a Building Operator in Calgary to manage the day-to-day operations of twelve downtown Calgary buildings. You will maintain HVAC systems, supervise contractors, and ensure tenant satisfaction while supporting budget planning.

The ideal candidate has a strong operations background, relevant certifications, and a commitment to safety and efficiency in a dynamic property management environment.

Qualifications

• High school diploma or post-secondary education.
• 4th Class Power Engineering ABSA Certification is preferred; 5th class Power Engineering can be considered.
• 5+ years related experience in all areas of building operations, including HVAC systems and preventative maintenance.

Responsibilities

• Supervise all trades and services required and liaise with tenants in the best interest of the owner.
• Carry out tasks related to the Building Operator, including preventative maintenance, tenant service, luminaire and plumbing maintenance, and unscheduled maintenance.
• Suggest, recommend, and implement improvements or upgrades for the Calgary portfolio.
• Provide backup to other crew members for investigations and solutions and assist with related projects.
• Handle on-call duties, after-hours maintenance, and shift work as required.
• Maintain familiarity with mechanical and electrical operation of the building and operate equipment safely.
• Assist with budget planning and provide input for future budgets.
• Carry out repairs to HVAC systems within abilities and supervise contractors.

Position Summary

The Building Operator will have responsibility for creating andmaintainingpositive relationships with Tenants and maintaining the operating systemsfora property within our Calgaryportfolio, consistingoftwelvebuildingslocatedin downtown Calgary.

Hours will vary, depending onscheduledshift, and there is arotating oncallcomponentrequired. The position will report directly to the OperationsSupervisor,under the supervision of the Operations Manager.

Key Responsibilities

• Supervise all trades and services required and liaise with the tenants at the property in the best interest of the owner
• Responsibility for and performance of all tasks related to the Building Operator, including but not limited to, work generated from Preventative Maintenance system, Tenant Service system, Luminaire & Plumbing maintenance and Unscheduled Maintenance system
• Suggestions, recommendations, and implementation of improvements, alterations, upgrades, or replacement of equipment or systems for a property within Aspen’s Calgary portfolio.
• Provide backup to other members of the crew with trouble and problem investigations and solutions and assist with investigative projects related to other building equipment, systems, and operating parameters
• Other duties as assigned by the Operations Supervisor and Operations Manager from time to time based on needs, training, knowledge, and capabilities.
• Familiarity with all aspects of the mechanical and electrical operation of the building and operate equipment in a safe and efficient manner at all times
• Familiarity with managing budgets and provide input to future budget planning
• Carry out repairs to all HVAC systems within the capacity of your abilities
• Supervise and coordinate contractors and projects as assigned
• Maintain maintenance and daily logs of all equipment
• Record weekly and monthly meter readings.
• Liaise with tenant’s sub-contractors as required
• Respond to and complete in an acceptable time frame all Tenant requests from the Service Centre
• Responsibility for the appearance of the property and the safety and convenience of the tenants at all times.
• Availability for on-call duty, scheduled after hours maintenance and shift work as required

Qualifications

• High school diploma or post-secondary education
• 4th Class Power Engineering ABSA Certificationispreferred.5th class Power Engineeringcan be considered.
• 5+ years related experience in all areas of building operations, including HVAC systems, and computer based preventative maintenance systems;
• Delta Controls Automation experience would be an asset
• Experience with steam boilers and systems would be an asset
• Good understanding of Microsoft Office applications
• Successful City of Calgary Police Information/Criminal Record Check and Educational Check
