We are seeking a Building Operator in downtown Toronto, responsible for an office and retail portfolio. This role will ensure that the real estate portfolio is managed and maintained in a safe, environmentally responsible manner, while optimizing operational efficiency to the highest standard.

KEY RESPONSIBILITIES

1. Operate and maintain electrical, mechanical, and security equipment to ensure proper environmental comfort and safe, efficient building system operation.
2. Perform preventive maintenance and unscheduled repairs of HVAC, mechanical, plumbing, electrical, and life safety systems, reporting issues to the Operations Manager.
3. Maintain cleanliness and appearance of machine rooms, electrical rooms, pump rooms, and vacant suites.
4. Inspect building and equipment regularly to identify maintenance or repair needs and report conditions to the Operations Manager.
5. Maintain outdoor air ventilation per guidelines and building design, adhering to filter replacement schedules to ensure air quality and efficiency.
6. Respond promptly to tenant and property management requests, including emergencies.
7. Engage with tenants to foster strong relationships.
8. Coordinate and oversee on-site vendors for efficient operations.
9. Ensure vendors and personnel adhere to safety regulations and policies.
10. Oversee third-party reporting for accuracy and compliance.

QUALIFICATIONS & ATTRIBUTES

1. 1-3 years of experience in commercial building operations.
2. Diploma or Certificate in Building Systems, HVAC, BES I/II, or related field from a recognized Ontario college.
3. Knowledge of building mechanical/electrical equipment, automation, HVAC, plumbing, and maintenance programs.
4. Valid driver’s license and access to a vehicle.
5. Willingness to work on-call shifts.
6. Knowledge of health and safety procedures (WHMIS, Lockout/Tagout, fall protection, mold).
7. Proficiency in Microsoft Suite, access, and DDC Systems.
8. Strong service orientation and communication skills.
9. Effective time management and organizational skills.
10. Ability to work independently and collaboratively, meeting deadlines with ownership and accountability.
