Building Operator - Real Estate Industry, Toronto, Ontario
Agilus is recruiting for a Building Operator in the Real Estate industry in Toronto, Ontario. We are seeking candidates for a role based at one of our office buildings in Downtown Toronto. The Building Operator will be a key member of the Operations team, focused on maintaining management and service excellence standards.
Responsibilities:
- Ensure proper operation of all building systems, including inspection, repair, and modification of equipment and devices. Monitor tenant construction and capital projects to prevent alterations or damage to base building systems, ensuring compliance with building codes.
- Liaise with consultants and supervise outside contractors to ensure compliance with building rules and regulations. Assist and monitor contractors as needed. Maintain continuous operation of building systems during working hours and schedule major overhauls during off-hours, holidays, or weekends.
- Perform maintenance and repairs such as filter and lamp replacements, plumbing work, belt and motor replacements, and door & lock repairs. Conduct regular inspections for damage and arrange repairs as necessary.
- Conduct daily walk-throughs, check equipment, perform water treatment tests, and take readings. Perform grounds maintenance, including litter pickup and monthly diesel generator testing.
- Carry out routine and preventative maintenance on electrical, mechanical, and structural components, including changing bulbs, lubricating equipment, shoveling snow, and servicing washrooms.
- Prepare and submit monthly operational reports, log utility meter readings, and monitor usage. Check fire extinguishers and emergency lights, and oversee fire alarm system testing and bypass procedures.
- Perform monthly fire, life, and safety tests. Guide junior team members to ensure safety and efficiency. Conduct preventative maintenance inspections and record data accurately.
- Respond to tenant requests via the Angus work order system, ensuring complete resolution. Escalate complex work orders to management. Communicate safety, health, and environmental concerns to supervision. Adhere to health and safety policies during work.
Qualifications:
- Minimum 2+ years of experience in Building Operation, especially in Class A and above office buildings.
- Experience with heat exchange units, EnWave Deep Lake Cooling system, steam heating systems, and water testing. Completion of BES I & II is required.
- Knowledge of OHSA standards. Completion of WHMIS, Lock-Out/Tag-Out, Working at Heights, and First Aid with CPR certifications.
- Effective communication skills, both verbal and written. Ability to support team members and provide advice.
- Courteous interaction with all levels of staff, tenants, and the public. Flexibility to work rotating shifts.
