Responsibilities

As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems to uphold Hines quality standards and ensure tenants have a safe, comfortable environment. Responsibilities include, but are not limited to:

• Responding to tenant service requests (such as heating/cooling calls) and emergencies professionally
• Performing daily rounds and logging readings
• Completing preventive/demand maintenance on HVAC, plumbing, mechanical, and life safety systems
• Starting up/shutting down and operating major building equipment
• Ensuring energy efficiency by inspecting, operating, maintaining, and repairing mechanical/electrical systems (including boilers, chillers, HVAC, pumps, generators, life safety systems, etc.)
• Performing minor repairs such as replacing washers, clearing drains, and resetting breakers
• Maintaining mechanical rooms and work areas in a safe, clean, and organized state, including completing any required painting
• Demonstrating proficiency with basic hand tools and understanding the proper use of power tools
• Working in compliance with Occupational Health and Safety Act and other applicable codes
• Escalating unusual events to supervisors
• Conducting generator tests

Qualifications

Minimum requirements include:

• BES 1 & 2 certification required
• 3rd or 4th class Operating Engineer or Ontario trades certification preferred
• At least two years of experience in facility operation and maintenance
• Ability to interact diplomatically with employees, visitors, and contractors
• Proficiency in computer skills for engineering program management
• Ability to read and understand instructions, manuals, and testing equipment
• Knowledge and proper use of basic hand tools and power tools
• Understanding of personal safety equipment and safety procedures
• Mathematical skills for building operations problem-solving
• Effective verbal and written communication skills
• Ability to remain calm in emergency situations
• Physical ability to lift 50 lbs., climb stairs/ladders, and work in confined spaces
• Availability to work various shifts, including early mornings, evenings, weekends, and holidays
