Job summary

Morguard seeks a Maintenance Operations Manager in Mississauga to lead building operations and maintenance across a diverse portfolio in North America. You’ll supervise preventative maintenance, coordinate projects, and drive efficiency across facilities while ensuring safety, compliance, and high service standards.

Based at The Arista in Mississauga, you’ll work with district managers and asset teams to optimize capital plans and vendor relations in a dynamic real estate environment.

Qualifications

  • Minimum 7 years of relevant work experience.
  • Experience with large-scale HVAC systems.
  • Working knowledge of MS Office applications and Apple smartphones.

Responsibilities

  • Oversee building operations to meet codes and company policies.
  • Plan, schedule and track preventative maintenance across properties.
  • Develop scopes of work for projects and review bids for approvals.
  • Coordinate contractors and supervise construction sites.
  • Monitor operations metrics and implement cost-saving improvements.

Where You’ll Add Value

The Maintenance Operation Manager is accountable to the Director, Property Management for provision of high-standard uninterrupted building and site operations services and for the execution of the Residential maintenance program which encompasses developing, planning, organizing, controlling, implementing, and facilitating all aspects of maintenance throughout his/her portfolio. The Maintenance Operations Manager oversees the maintenance and construction programs and works to unify operations to create efficiencies while utilizing the full potential of the maintenance staff.

Locations:

This person would be working out of The Arista (3665 Arista Way, L5A 4A3 Mississauga, Canada), noting that they will be asked to go to multiple locations within the Greater Toronto Area.

How You’ll Make a Difference
  1. Building Operations

    Inspects all building and site operations in the areas of facilities and equipment maintenance (incl. mechanical, electrical, power, plumbing, security and other auxiliary equipment), HVAC, elevating devices, fire and life safety, emergency, ground-keeping and security to ensure the property adheres to the existing building & fire codes as well as existing company policies & procedures.

  2. 2. Preventative Maintenance

    Assists in the design, planning, implementation, supervision and tracking of Monthly, Quarterly, and annual property specific in suite, mechanical, and other required Preventative Maintenance programs for all properties within portfolio.

  3. 3. Building Projects

    Develops detailed scopes of work and bid lists for assigned projects. Obtains and reviews bids to make informed recommendation to Operations team and Asset Management on awarding contracts.

  4. 4. Building Improvement

    In partnership with District Managers, develops and implements various policies & procedures, performs design reviews and approvals, coordinates contractors, supervises and inspects construction sites, prepares progress reports and otherwise closely works with other business units to ensure that all facility upgrade/retrofit as well as capital projects, environmental projects and landlord base building & tenant leasehold improvement work are performed on time and within approved budget.

  5. 5. Continuous Improvement

    Monitors, analyzes and reports on various operations metrics (maintenance, insurance claims, equipment utilizations, utilities usage, project data, security reports etc.) and suggests continuous improvements to ensure that all facilities and site equipment and systems are utilized and maintained in the most cost-effective manner; stays current on best practices in the industry pertaining to building operations, core building systems and energy management and ensures that the best practices are continuously reviewed for compatibility and match with the managed portfolio of properties to achieve operational efficiencies.

  6. 6. Planning and Budgeting

    Participates with Operations Managers, Construction Manager, District Managers, Asset Management on creation of ten-year Capital Plans and Capex forecasting to ensure the overall asset management goals, approved budget and objectives for the property are met.

  7. 7. Stakeholder Relationships

    Builds trust and maintains positive and value-adding relationship with residents, onsite associates, government authorities, businesses, contractors, other business units, customers, investors etc.

  8. 8. Occupational Health and Safety

    Partners with District Manager participating as a member of all relevant Occupational Health and Safety Committees. Assists District Manager as needed with Action Planning and execution of required Health & Safety improvements.

  • Working knowledge of Yardi Voyager

Annualized Base Salary Range: $75,000 - $85,000

The salary range listed for this position reflects the anticipated compensation at the time of posting. Actual compensation offered may vary and will be determined by factors including, but not limited to, experience, education, skills, certifications, internal pay equity and business needs.
