Job summary

Turner & Townsend is seeking a Building Assessor to provide specialist advice on complex technical due diligence and building condition assessments. You will evaluate structure, envelope, mechanical, and interior systems to estimate remaining useful life and preparation of cost estimates for repairs or replacements.

The role sits within the Technical Due Diligence and Building Consultancy function, handling site inspections, reporting, and capital planning.

Qualifications

  • Bachelor’s degree in engineering or architecture preferred with 3-5 years of relevant experience.
  • Professional Engineer or License Architect designation is an asset.
  • Ability to exercise judgment based on analysis of multiple sources.
  • In-depth knowledge of Microsoft Office products (Word, Excel, Outlook).
  • Experience with Capital Planning Software such as VFA, Arcadis Asset Register, Asset Planner.
  • Experience with Cost Estimating Software such as RSMeans or Marshall & Swift.

  • Generate written reports to share findings with clients and identify recommendations.

Who are you?

As theBuilding Assessor,you willprovidespecialist advice in relation to complex technical due diligence instructions and general building condition assessment assignments. You will give clients a fast and detailed understanding of value, risks, and responsibilities to help them make the right decisions.

This job is part of theTechnical Due Diligence andBuilding Consultancy function,whichis responsible forspecialist building services including surveying, inspections, reporting, and capital planning.

Job Description

Conduct comprehensive building condition assessmentsto review all aspects of each building including structure, envelope, mechanical, electrical, and interiorsin order toidentifysystem conditions,remaininguseful life, and planning-level cost estimates for repairs or replacements

Detailed inspections may includestructural surveys, roofing inspections, HVAC evaluations, and accessibility assessments.

Manage and undertake technical due diligence commissions from origination to delivery, including desktop research, site visits,OpExandCapExreview, and the preparation of detailed reportsidentifyingrisks, deficiencies, and recommended remedial actions.

Perform defect analysis and provide clear, commercially focused advice to clients to support informed decision-making.

Generate written reports to share findings from on-site assessments with clients, which capture the full system inventory and any resulting recommendations

Conduct interviews with property owners, tenants, service providers, and relevant government agencies to gather information critical to the accuracy and completeness of assessments.

Review available documentation to better understand the condition of each building including but not limited toconstruction drawings,previousbuilding condition assessment reports, investigative reports, work orders, and historic images

Deliver professional building consultancy advice across a range of clients and commission types, ensuring assignments are thorough,accurate, and completed on schedule.

Work closely with colleagues and other departments to grow client relationships,identifynew business opportunities, and contribute to the achievement of the department's business planobjectives.

Apply in-depth knowledge of standard principles, techniques, and procedures toaccomplishcomplex assignments, provide innovative solutions, and shareexpertiseacross the broader team.

Communicate complex, technical, or sensitive findings clearly and in a straightforward manner to clients and stakeholders at all levels.

Comply withallTurner & Townsend companypolicies, management systems, and relevant legislative and regulatory requirements, whilemaintainingcontinuous learning about building codes and sustainability practices.

Explain difficult or sensitive informationto othersin straightforward situations.

Qualifications

Bachelor’s degree in engineering or architecturepreferred with3-5years of relevant experience.In lieu of a degree, a combination of experience and education will be considered.

Professional Engineer or License Architect designation is an asset.

Ability to exercise judgment based on the analysis of multiple sources of information.

Willingness to take a new perspective on existing solutions.

In-depth knowledge of Microsoft Office products.Examples include Word, Excel, Outlook,etc.

Organizational skills with anadvancedinquisitive mindset.

Sophisticated math skills.Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

Familiarity with Uniformat II codesestablishedin ASTM E1557-09

Experience with Capital Planning Software such as VFA, Arcadis Asset Register, Asset Planner, or similar

Experience with Cost Estimating Software such asRSMeansor Marshall & Swift Valuation Service

The base salary range for this full-time role is $80,000 - $130,000 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
