A leading property management company is seeking a reliable Building Caretaker to maintain the integrity of a gated waterfront condominium in Victoria. The role involves performing routine inspections, conducting minor repairs, and managing common areas. Ideal candidates will have strong maintenance skills, excellent communication abilities, and the capacity to work independently. This position offers flexible hours and requires a valid driver's license.
Gorge Pointe is a 112 unit gated waterfront condominium Strata complex located at 1083 and 1085 Tillicum Rd in Victoria, B.C., and managed by Associa BC, Victoria office.
The Strata for Gorge Pointe is seeking a reliable and proactive Building Caretaker whose main role is to maintain the integrity of the building complex and its surroundings.
ESSENTIAL JOB FUNCTIONS
The Building Caretaker will be responsible for maintenance and some administrative duties including:
· Perform routine inspections of the building and grounds.
· Conduct minor repairs and maintenance of the building. (Eg. Painting, minor electrical, carpentry, power washing etc)
· Maintain accurate records for use of the owner’s common amenities ie: Social Room, Guest Suite, bikes, paddle boards, kayaks, dock moorage, parking.
· Supervise and coordinate with contractors and service providers and log records of their activities.
· Clean common areas inside and outside of the building as needed
· Manage the waste disposal and recycling protocols.
· Keep the outdoor grounds of the property clean and free of litter/garbage.
· Facilitate moves in/out of the building.
· Issue keys, fobs and code owner’s security system as required.
· Respond to maintenance requests in a timely manner by prioritizing tasks.
· Fill out expense reports as required.
· Comply with the Strata Bylaws Rules and Regulations.
· Communicate and report to Strata Council any owner’s concerns.
QUALIFICATIONS/REQUIREMENTS:
· 1-2 years of experience as a Building Caretaker is preferred.
· Strong maintenance skills and the ability to prioritize
· Knowledge of the Strata Property Act is helpful
· Organized, motivated and professional.
· Excellent people and communication skills.
· Proficient in Microsoft Office and computer applications.
· Able to work without direct supervision
· Valid Drivers License
· Able to work weekends or evenings (as needed)
· Upon hire must complete and pass a background check (references and criminal record check)
Salary: $25/ hour
Mileage: 75c per kilometre
Hours: 8:00 - 2:00 - Monday to Friday
