Job summary

Rhapsody is seeking a Bilingual Maintenance Supervisor to lead a maintenance team in Ottawa and Gatineau. You will oversee day-to-day operations, ensure property readiness, and drive resident satisfaction in a fast-paced environment.

You will report to the Operations Manager, supervise technicians, perform PDIs, manage deficiencies, and coordinate with contractors to ensure timely turnover and high-quality workmanship across multi-unit properties.

Qualifications

• High School diploma required; post-secondary education in related field is an asset.
• 7+ years of maintenance or related experience.
• 2+ years in a supervisory role.
• Flexibility to work on-call evenings and weekends.
• Proficient with basic handheld and electrical tools.
• Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
• Trade certification/license a definite asset.
• WHMIS knowledge would be an asset.

Responsibilities

• Manage the maintenance and property readiness needs of the property, ensuring buildings, suites, common areas, amenities, grounds, and equipment are maintained to high standards.
• Supervise and provide direction to Assistant Supervisors and Maintenance Technicians, ensuring work is assigned effectively, completed on schedule, and meets safety standards.
• Conduct Pre-Delivery Inspections (PDIs) of residential units and common areas to verify quality and readiness for turnover.
• Record, track, and monitor deficiencies and corrective actions using ACC and other systems with accurate documentation.
• Participate in Final Sign-Off inspections to assess quality and readiness for turnover.
• Coordinate with Development, Construction, Property Management, contractors and stakeholders to support occupancy and turnover plans.
• Monitor and coordinate service requests for in-suite, exterior, and common-area maintenance.
• Oversee suite turnover, vacant-unit repairs, housekeeping, and maintenance activities to ensure units are safe and ready for residents.
