Rhapsody Property Management Services in Ottawa, ON, seeks a Director of Property Management who is bilingual (English & French) and can lead a multi-property portfolio with strategic oversight and operational excellence.

You will partner with Property Managers, drive budgets, ensure compliance, mentor teams, and elevate service across communities, with a strong track record in the Ottawa and Quebec rental markets.

Qualifications

• 7+ years of on-site property management experience.
• Bilingual in French (English mandatory).
• 2+ years in Regional or Director capacity.
• 3+ years' experience in budgeting and financial oversight.
• Proficient in property management software (Yardi) and related tools.

Responsibilities

• Develop and manage site business plans with investment and financial goals.
• Describe portfolio strengths, weaknesses and needs at any time.
• Approve property purchases with adherence to the budget.

Essential job functions:

Operations:

• Responsible for developing and managing individual site business plans including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
• At any given time, a Director of Property Management should be able to describe the overall makeup: strengths, weaknesses and needs of each property in their given portfolio.
• Accountable for review and approval of all property purchasing with complete adherence to the expense budget.
• Work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready apartments to fully meet the demand of the market.
• Accountable for property risk management, safety standards and employee and resident liability.
• Determine, implement and follow up on any corrective action plans for deficiencies found at properties.
• Developing, mentoring and leading a high-performing, cohesive team, in order to maximize their engagement and minimize turnover.
• Leading by example, instilling and modeling the Rhapsody mission to be the best national management company.
• Ensure team is up to do date on mandatory and legislative training initiatives.
• Perform any other related duties as required or assigned

Education and Experience:

• Bachelor's degree or certificate in related field.
• 7+ years of on-site property management experience
• Bilingual in French (preferred) and English is mandatory
• 2 + years' proven experience in Regional or Director capacity
• 3+ years' experience in writing, review and maintaining budgets
• Proficient in Yardi property management software or other similar property management software
• General office, bookkeeping and sales skills
