Job summary

Montcrest Asset Management is seeking an Associate to manage the full investment lifecycle for a multiplex residential portfolio in the GTA. You will support capital raising, acquisitions, asset management, leasing and operations, with hands-on involvement across underwriting and unit turnover.

The role requires 3–5 years in private equity/real estate, a relevant Bachelor's degree, and strong financial acumen to drive rent strategies, operating decisions, and value-add initiatives.

Qualifications

  • 3–5 years of experience in private equity and real estate, including at least 2 years with residential rental assets.
  • Bachelor's degree in Business, Finance, Real Estate or related field.
  • Knowledge of Ontario Residential Tenancies Act and landlord procedures.
  • Experience managing third-party property managers and vendors.
  • Strong commercial judgment with data-driven rent, concessions, and capital decisions.
  • Valid Ontario G driver’s licence and ability to travel to GTA sites.
  • Licensed REALTOR is an asset.

Reports to the Vice President, Multiplex Developments and the Chief Investment Officer

About the role

This dual-focus role supports the full investment lifecycle of our Multiplex Residential Venture Fund, from capital raising and acquisitions through to asset management and leasing. Multiplex residential assets are the primary focus: a portfolio of newly developed and recently acquired multiplex rentals across the GTA. The Associate is accountable for their performance from pre-occupancy lease-up planning through stabilized operations — setting rents, filling units, holding property managers and vendors to account, and protecting NOI. The role suits someone comfortable moving between an underwriting model and a unit turnover in the same day, and willing to be hands-on in a portfolio with no on-site staff.

What you’ll do
  • Asset management: track performance against the business plan and acquisition pro forma; prepare monthly and quarterly reports covering occupancy, rent roll, arrears, capital spend and NOI variance; support quarterly valuations, lender and investor reporting; identify value-add initiatives (renovations, ancillary revenue, sub-metering, expense reduction), each backed by a written return analysis.
  • Investments: support deal sourcing, underwriting and due diligence for residential rental acquisitions — unit-mix and rent-roll scenarios, rent comps, stress testing; manage purchase and sale processes end-to-end; support financing execution including the financing calendar, lender packages and CMHC-insured applications; develop fundraising pitch books and reporting for debt and equity offerings.
  • Leasing: act as primary leasing lead — set asking rents from live market evidence, oversee tenant acquisition from outreach and credit checks to proposal packages, approve concessions within delegated authority, and manage renewals and the annual rent increase cycle.
  • Operations: hold external property managers to a written scope, response-time standards and a monthly reporting calendar; prepare annual budgets; oversee rent collection, tenant documentation and notices; conduct scheduled site inspections; manage unit turnovers end-to-end.
  • Lease-up & handover: build and own the lease-up plan for each new multiplex — target rents by unit type, marketing launch, absorption and concession strategy; coordinate construction-to-operations handover through to rent-ready confirmation; manage listings, showings and tenant selection; oversee staging; set up utility and service accounts at occupancy; complete a written lease-up debrief per asset.
What you bring
  • 3–5 years of experience in private equity and real estate, including at least 2 years with direct responsibility for residential rental assets
  • Bachelor's degree in Business, Finance, Real Estate or a related field
  • Working knowledge of the Ontario Residential Tenancies Act and Landlord and Tenant Board procedures, including preparing and serving notices and filing applications
  • Experience managing third-party property managers, brokerages and service vendors
  • Commercial judgment — you understand the NOI and valuation consequence of an operating decision and can defend a rent, concession or capital recommendation with data
  • Valid Ontario Class G driver’s licence and access to a vehicle; regular travel to sites across the GTA
  • Licensed REALTOR is an asset
Location & hours

Montcrest head office, 1131A Leslie Street, Toronto — in office 5 days per week, with the balance at portfolio sites. Core business hours, with evening and weekend availability for showings, move-ins and urgent property matters, particularly during lease-up.
