Job summary

Greater Toronto Airports Authority (GTAA) is seeking an Associate Director, Real Estate Development and Leasing to drive the performance and growth of its airport and commercial real estate portfolio in Toronto. Qualifications

  • 10+ years of progressive experience in commercial real estate or similar asset management.
  • Experience leading new business development, negotiations, leasing, and revenue initiatives.
  • 6+ years of leadership experience directing teams or cross-functional work.
  • Strong financial acumen with budgeting, forecasting, and portfolio analytics.
  • Proven ability to build relationships with customers, tenants, investors, and partners.

Responsibilities

What can you expect from this position?

Reporting to the Director, Airport and Commercial Real Estate, the Associate Director, Real Estate Development and Leasing is responsible for driving the performance, growth, and strategic development of GTAA's airport and commercial real estate portfolio. You will play a critical role in advancing GTAA's long-term revenue and growth objectives by leading real estate development, leasing, business development, and stakeholder engagement initiatives across a diverse portfolio of aviation and commercial assets. Working closely with senior leaders, tenants, developers, industry partners, and cross-functional teams, you will provide strategic leadership, oversee complex real estate transactions, and identify innovative opportunities that maximize asset value and support the airport's future growth and development plans. You will also lead and develop a high-performing team while ensuring strong governance, financial stewardship, and customer-focused service delivery across the portfolio.

As an Associate Director, Real Estate Development & Leasing, you will:

  • Develop and execute real estate strategies that optimize the value and performance of GTAA's airport and commercial real estate portfolio.
  • Lead commercial leasing, business development, acquisition, and expansion initiatives that support GTAA's long-term growth objectives and revenue targets.
  • Drive the financial performance of real estate assets through effective portfolio management, revenue optimization, budgeting, forecasting, and long-range planning.
  • Lead the evaluation, negotiation, and execution of complex commercial real estate transactions and development opportunities.
  • Build and maintain strategic relationships with tenants, developers, investors, airlines, consultants, government agencies, and industry stakeholders.
  • Prepare and present business cases, recommendations, and strategic materials for Executive Leadership and Board-level review.
  • Establish and enhance governance frameworks, leasing processes, and commercial agreements that support efficient decision-making and portfolio growth.
  • Monitor market trends, industry developments, and emerging opportunities to inform investment, development, and asset management strategies.
  • Lead, coach, and develop a high-performing team while fostering a culture of collaboration, innovation, accountability, and continuous improvement.
  • Represent GTAA within the real estate and aviation communities, enhancing organizational visibility and identifying opportunities that support strategic objectives.

This is the role for you, if you have:

  • 10+ years of progressive experience in commercial real estate, real estate development, property management, airport real estate, or a similar complex asset management environment.
  • Demonstrated experience leading new business development, commercial negotiations, acquisitions, leasing, and revenue-generating initiatives.
  • 6+ years of leadership experience managing teams directly or leading cross-functional initiatives and stakeholders.
  • Strong financial acumen, including experience with business cases, budgeting, forecasting, portfolio performance management, and financial analysis.
  • Proven ability to build and maintain strong relationships with customers, tenants, developers, investors, and industry partners.
  • Strong negotiation, stakeholder management, and influencing skills, with the ability to operate effectively in a complex environment.
  • Excellent strategic thinking, problem-solving, and decision-making capabilities, with a focus on innovation and continuous improvement.
  • Strong communication and presentation skills, including experience preparing executive and Board-level materials.
  • A post-secondary degree in Real Estate, Business, Economics, Commerce, or a related field, or an equivalent combination of education and experience.
  • Demonstrated experience working in a customer-centric environment.
  • Possess a valid Ontario G Driver's Licence.
  • Ability to obtain and retain Transportation Security Clearance at the designated level for the position.
