Job summary

Rhapsody Property Management Services in Ottawa is seeking an Assistant Maintenance Supervisor to lead a team of maintenance technicians and ensure timely service delivery to residents. The role involves supervising turnover, appliance and fixture repairs, and basic carpentry and painting tasks.

You will respond to resident issues with prompt, quality resolutions while maintaining safety standards and documentation. On-call rotations may be required.

Qualifications

  • High School diploma or GED required.
  • 5+ years maintenance experience.
  • Willingness to on-call on a rotating schedule (evenings & weekends).
  • Proficient with basic handheld and electrical tools.
  • Knowledge of plumbing, electrical, drywall, carpentry, painting.
  • Trade certification/license is an asset.
  • WHMIS certification would be an asset.

Responsibilities

  • Oversee a team of Maintenance Technicians.
  • Ensure all in-suite and common area service requests are completed timely.
  • Oversee in-suite turnover activities including appliances, fixtures, carpentry, painting, and housekeeping.
  • Perform basic mechanical repairs and safe use of tools.
  • Inspect and maintain grounds, facilities, and equipment; report budget-impacting issues.

Reporting to the Maintenance Supervisor, the Assistant Supervisor is accountable for contributing to the successful operations of the property and to the overall success of Rhapsody Property Management. This is a leadership role that assists the Maintenance Supervisor, ensuring the delivery of superior service to our Residents, including promptly responding to resident issues along with timely and quality resolutions to service requests.

Essential job functions:

  • Responsible for the oversight of a team of Maintenance Technicians.
  • Ensures assigned service requests for both in-suite (interior and exterior) and common area issues are completed in a timely manner.
  • Oversee completion of in-suite turnover activities, including both light and heavy maintenance; this could include repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, painting and housekeeping to deliver quality product to our residents.
  • Responsible for appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools.
  • Inspection and maintenance of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.
  • Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
  • Ensure cleanliness and organization of all electrical, mechanical and work areas (including supply and storage areas).
  • Responsible for all facets of the job and maintenance team in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, and Human Rights.
  • Comply with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
  • Ensure all areas are free of hazards and where not able to resolve, ensure management are informed for immediate resolution.
  • Maintain regular and timely documentation of maintenance activities.
  • Performs on-call emergency procedures as required.
  • Attends and participates in training programs as required by Rhapsody and local city and provincial jurisdictions.
  • Provide superior customer service andrepresents the company in a professional manner at all times.
  • Consistently maintainsa professional, courteous attitude when dealing with residents, coworkers, and the general public.
  • Maintains and safeguards all company tools and equipment.

Education and Experience:

  • Completion of High School or general education degree (GED)
  • 5+ years of maintenance or related experience
  • Flexibility to work on-call on a rotating schedule (evenings & weekends) is required
  • Proficient with use of basic handheld and electrical tools
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Certification/license from one of the trade professions a definite asset
  • Must be familiar with the community rules and regulations
  • Exposure to multi-residential or other related industry asset class considered an asset
  • WHMIS certified would be an asset
  • Knowledge of mechanical and HVAC systems would be an asset
