Job summary

Starlight Investments seeks an Asset Manager, Commercial to join its Canadian Commercial team. The role oversees performance, budgets, and value creation for office assets, while coordinating with third‑party managers and internal stakeholders on acquisitions, dispositions and financing.

You will analyze financials, prepare asset plans and marketing strategies, and mentor analysts while ensuring compliance with lender conditions and reporting requirements.

Qualifications

• University degree in Business, Finance, Urban Development or related field.
• MBA or professional designations are considered an asset.
• A valid driver's license and personal vehicle is essential.

Responsibilities

Starlight Investments, in conjunction with WP Osborne Executive Search, is seeking an Asset Manager, Commercial to join their Canadian Commercial team.

Asset Manager, Commercial

The Asset Manager will be responsible for ensuring that the office assets under their management meet or exceed the targets outlined in the asset plans. In completing the former, the AM will be responsible for client reporting, financial analysis, identification and implementation of value-add opportunities, communication to 3rd party property management companies, creation of annual operational and capital budgets, preparation and implementation of marketing strategies, and ongoing communication with stakeholders and service providers. The Asset Manager will assist in acquisitions/dispositions and financing activities, creation of asset plans, and train and mentor analysts.

• Evaluate performance of assets vis‑à‑vis the individual asset plans, and recommend and implement revisions as necessary;
• Complete full financial review and analysis on a quarterly basis;
• Determine annual operating and capital budgets in accordance with asset plans;
• Oversee operating, capital, leasing and marketing strategies to maximize income and asset value;
• Review and provide approval for capital projects and leasing transactions;

Reporting

• Prepare, review and present quarterly reporting to Client and internal stakeholders;
• Create business/asset plans for new acquisitions;
• Manage property tax appeals process with external consultants;
• Assess various financial statements and operational data for accuracy, integrity and achievement to performance benchmarks.

Investor/Client Relations

• Liaise with other internal departments and team members regarding acquisitions, dispositions, and financing transactions, value‑add opportunities and special projects;
• Provide pre‑acquisition/disposition input and assistance on an as needed basis;
• Negotiate legal documents and contracts with various internal/external resources and consultants;
• Ensure compliance to conditions set in place by financial institutions/lenders, municipalities and other governing bodies. Provide updates and direct activities to correct any deficiencies;

Qualifications

The successful candidate will possess a University Degree in Business, Finance, Urban Development or related field, with a minimum three years’ relevant real estate experience; superior communication, organizational, analytical, and problem‑solving skills, as well as the ability to work well with multiple stakeholders and manage numerous priorities. MBA or professional designations are considered an asset. A valid driver’s license and personal vehicle is essential.
