Job summary

Aventus Development Corp. is seeking an experienced Asset Manager to join our Burlington, ON team. You will maximize the financial performance and long-term value of real estate assets through rigorous analysis, strategy, and clear recommendations.

You will monitor performance, develop asset strategies, build financial models for leasing, investments and development decisions, and interact with tenants and partners to implement plans.

Qualifications

• 5+ years of experience in real estate asset management, investments, acquisitions or related real estate finance.
• Strong financial modelling, valuation and investment analysis.
• Advanced Excel modelling skills with proficiency in leveraging AI tools to enhance analysis.
• CFA designation/progress or MBA is an asset.

Responsibilities

• Monitor asset performance including rent rolls, operating expenses, discounted levered cash flows (IRR/NPV), and budgets/forecasts.
• Develop asset strategies and business plans to maximize value short-, mid-, and long-term.
• Build financial models to support leasing, capital investment, financing and development decisions.
• Evaluate lease economics, capital expenditures and other value-creation opportunities.
• Identify performance gaps, risks and opportunities and provide clear recommendations.
• Partner across the organization to execute asset strategies.
• Interact with tenants, brokers, third-party managers and suppliers to implement plans.
• Support refinancing, acquisitions, dispositions and other investment decisions as required.

Aventus Development Corp. is looking for an experienced Asset Manager to join our growing team. This role will focus on maximizing the financial performance and long-term value of our real estate assets through rigorous analysis, business thinking and strategic recommendations.

What You'll Do

• Monitor asset performance including rent rolls, operating expenses, discounted levered cash flows (IRR/NPV), and associated budgets and forecasts.
• Develop asset strategies and business plans focused on maximizing value and returns in the short-, medium- and long-term.
• Build financial models and analysis to support leasing, capital investment, financing and development decisions.
• Evaluate lease economics, capital expenditures and other value-creation opportunities.
• Identify performance gaps, risks and opportunities and provide clear recommendations.
• Partner across the organization to execute asset strategies.

What You'll Bring

• 5+ years of progressive experience in real estate asset management, investments, acquisitions or a related real estate finance role.
• Bachelor's degree in Commerce, Finance, Business, Economics or a related field.
• Strong financial modelling, valuation and investment analysis skills.
• Solid understanding of real estate business and valuation fundamentals, being able to apply them both in detailed financial models as well as high-level strategic discussions.
• Advanced Excel modelling skills, with proficiency in leveraging AI tools to enhance financial analysis, forecasting, and reporting.
• CFA designation/progress or MBA is an asset.

Expected Salary: $120,000–$150,000 per year. The final salary will be determined based on the successful candidate’s experience and qualifications. We offer extended health and dental benefits, along with an RRSP matching program.
