Responsible for identifying and mitigating technical, environmental and regulatory risks, coordinating consultants and public agencies, and ensuring required approvals, environmental licenses and compliance obligations are obtained and maintained in accordance with project schedules, applicable legislation and Prologis standards. **Local** São Paulo, SP, Brazil. **Direct Report** Director, Development - Entitlements **Responsibilities** 1. Lead and coordinate technical, environmental and regulatory due diligence for potential acquisitions, identifying constraints, environmental liabilities, risks, mitigation measures and potential impacts to project schedule and cost.2. Own the entitlement, environmental licensing and permitting strategy for development projects, coordinating municipal, environmental, fire department, utility and other governmental approvals required for earthworks, construction and operation.3. Lead environmental management across development projects and existing assets, including environmental impact studies, contaminated-site assessments and follow-up, vegetation/tree-removal approvals, compensatory obligations and environmental compliance during construction and operation.4. Manage external consultants and permitting/environmental specialists, including scope definition, contracting support, schedules, deliverables, quality, compliance with Prologis policies and performance.5. Develop and maintain entitlement and environmental schedules and risk assessments, proactively identifying critical-path items, potential delays, compliance gaps and mitigation plans, and escalating key risks when necessary.6. Support land readiness and new business activities, including RFPs, preliminary site studies, zoning, environmental and regulatory analysis, and feasibility assessments for potential development opportunities.7. Partner with Development, Capital Deployment, Legal, Leasing, Operations and Pre-Construction to ensure entitlement and environmental requirements are incorporated into acquisition, design, construction and operational decisions.8.
