Advanced Search in Bahrain seeks a senior MEP Quantity Surveyor to oversee commercial and contractual aspects of MEP works across multiple projects. You will ensure accurate take-offs, valuations, and cost control to maximise profitability.

You will work closely with project teams, clients, consultants, and subcontractors, preparing claims, variations, and final accounts while maintaining compliance with contractual obligations and company procedures.

Qualifications

  • Bachelor's degree in quantity surveying or related field.
  • Minimum of 8 years in quantity surveying with MEP exposure.
  • Strong knowledge of cost management and contracts (FIDIC/standard forms).

Responsibilities

  • Prepare monthly valuations and supporting documentation per contract.
  • Carry out detailed take-offs for MEP works from drawings and specs.
  • Prepare, negotiate, and finalize variation claims with proper docs.
  • Attend commercial meetings with clients and contractors to discuss valuations.
  • Certify subcontractor valuations, variations, and payments promptly.
  • Maintain commercial logs: valuation, variation, and payment records.
  • Monitor project costs, budgets, and forecasts to meet objectives.
  • Coordinate with site and procurement for material purchases and subcontracts.
  • Produce cost reports daily, weekly, and monthly.
  • Support contract administration including claims and EOT submissions.
  • Ensure compliance with contracts and company procedures.
  • Identify cost-saving and value engineering opportunities.
  • Maintain documentation for audits and final accounts.
  • Manage multiple projects with accuracy under deadlines.

Job description

The senior MEP quantity surveyor is responsible for managing all commercial and contractual aspects of mechanical, electrical, and plumbing (MEP) works across multiple construction projects. The role ensures accurate quantity take-offs, preparation of valuations, variation claims, cost control, subcontractor management, and commercial reporting while supporting the successful financial delivery of projects. The incumbent will work closely with project teams, clients, consultants, and subcontractors to maximize project profitability and ensure compliance with contractual obligations.

Key responsibilities
  • Prepare, evaluate, and submit monthly interim valuations and supporting documentation in accordance with contract requirements.
  • Carry out detailed quantity take-offs for mechanical, electrical, and plumbing (MEP) works from drawings and project specifications.
  • Prepare, submit, negotiate, and finalize variation claims, ensuring proper documentation and timely approval.
  • Attend commercial meetings with clients, consultants, and contractors to discuss, negotiate, and close valuations, variations, and commercial matters.
  • Assess, review, and certify subcontractor valuations, variation claims, and payment applications in a timely manner.
  • Maintain and update commercial logs, including valuation registers, variation logs, bonds, guarantees, payment records, and contractual correspondence.
  • Monitor project costs, budgets, and forecasts to ensure commercial objectives are achieved.
  • Coordinate with site and procurement teams to support material purchasing, subcontractor engagement, and resource planning.
  • Prepare daily, weekly, and monthly cost reports, including manpower, equipment, and material cost forecasts.
  • Support contract administration, including claims management, extension of time submissions, and dispute resolution.
  • Ensure compliance with contractual requirements, company procedures, and commercial best practices.
  • Identify opportunities for cost savings, value engineering, and process improvements throughout the project lifecycle.
  • Maintain accurate commercial documentation and support project audits and final account settlements.
  • Manage multiple MEP projects simultaneously while meeting deadlines and maintaining a high level of accuracy.
Qualifications, skills & experience
  • Bachelor's degree in quantity surveying, mechanical engineering, electrical engineering, civil engineering, construction management, or a related discipline.
  • Minimum of 8 years of experience in quantity surveying, with significant experience in MEP works for large-scale building or infrastructure projects.
  • Strong knowledge of MEP systems, construction methodologies, quantity measurement, and cost management.
  • Proven experience in preparing valuations, variation claims, final accounts, and subcontractor commercial management.
  • Sound understanding of construction contracts, including FIDIC and other standard forms of contract.
  • Proficiency in AutoCAD, Microsoft Excel, and quantity surveying software; experience with ERP systems is an advantage.
  • Excellent analytical, numerical, negotiation, and commercial management skills.
  • Strong communication and interpersonal skills with the ability to build effective relationships with clients, consultants, subcontractors, and project teams.
  • Ability to manage multiple projects and work effectively under tight deadlines.
  • High level of attention to detail with strong organizational and documentation skills.
  • Knowledge of cost forecasting, budgeting, procurement processes, and contract administration.
  • Professional membership with RICS, AIQS, or equivalent is considered an advantage.
