Job summary

Colonial Group on the Gold Coast is seeking a Building Manager to care for the property, overseeing maintenance, security, and day-to-day operations. You will work closely with the General Manager and the body corporate to keep the building functioning smoothly and to drive continuous improvements.

Qualifications

• Familiarity with strata and body corporate operations.
• Experience in property maintenance or facilities management.
• Strong stakeholder management and negotiation abilities.
• Experience implementing preventative maintenance programs is advantageous.

Responsibilities

• Work with the General Manager and body corporate to prepare budgets and financial reporting, and monitor expenditures.
• Act as liaison between strata owners and the strata committee to keep stakeholders informed about building matters, issues and decisions.
• Organise and supervise routine maintenance and repairs for common areas and shared facilities, including obtaining quotes and ensuring standards.
• Engage and supervise contractors, service providers, and suppliers for building needs such as security, landscaping, repair and cleaning services.
• Respond swiftly to emergencies, coordinating actions and resources for safety or security concerns.
• Maintain compliance with strata laws and state regulations and conduct meetings in accordance with legal requirements.
