Colonial Group is seeking a Maintenance Manager to lead our maintenance team across 84 hotel rooms and 194 private residences. You will drive preventative maintenance, safety standards, and service excellence within a strata-managed property.

Reporting to the General Manager, you will manage budgets, coordinate contractors, and ensure timely responses to emergencies while maintaining compliance with strata laws and regulations.

Competenze

• Familiarity with strata and body corporates
• Administration and maintenance capabilities
• Stakeholder management with confident negotiation
• Strong financial acumen and WHS compliance knowledge
• Experience in property maintenance or facilities management
• Ability to perform emergency maintenance after hours

Mansioni

• Work with the General Manager and Body Corporate to create reporting and oversee expenditure.
• Implement a service-centric strategy for guest needs while performing scheduled maintenance.
• Serve as liaison between strata owners and the strata committee, keeping stakeholders informed.
• Maintain clear communication with GM, guests, and on-site contractors.
• Organise routine maintenance and repairs for common areas, including quotes and standards.
• Engage contractors and suppliers for landscaping, security, repairs, and cleaning.
• Respond swiftly to emergencies and coordinate necessary actions.
• Ensure compliance with strata laws and state regulations, with proper records.
• Foster collaboration with all departments to resolve issues.
