Job summary

Woolworths Group is seeking a Property Portfolio Manager - Leasehold to drive performance and growth of our SANTWA leasehold portfolio across SA, NT and WA. You will partner with landlords, internal teams, and legal to execute agreements and deliver sustainability initiatives that enhance store experiences for millions of customers.

The role requires at least three years in commercial property, strong financial acumen, and a customer-first mindset.

Qualifications

• Minimum three years of commercial property experience in retail landlord-tenant environments.
• Tertiary qualifications in Property, Valuation, Business or related field preferred.
• Strong negotiation and stakeholder engagement abilities.
• Solid financial capability with budget development and investment feasibility.

Responsibilities

• Drive leasehold operational management across SANTWA through site visits, protecting trading amenity and ensuring landlord covenants are upheld.
• Lead end-to-end lease administration and tenure transactions, including option renewals and collaboration with Property Legal to execute agreements.
• Partner with internal retail operations, eCommerce, and facilities teams to champion network growth, store refurbishments, and Direct-to-Boot infrastructure improvements.
• Deliver key sustainability and amenity initiatives across our store network, overseeing EV charging rollouts, solar installations, car park upgrades, and specialised recycling programmes.
• Conduct comprehensive financial and demographic analyses—evaluating NPV, IRR, and local market trends to build robust business cases that optimise capital allocation.
• Foster high-trust, productive relationships with landlords, centre managers, and authorities to negotiate optimal commercial outcomes and safeguard landlord recovery contributions.
