Job summary

Bright & Duggan Group seeks a highly organised Strata Manager to oversee day-to-day operations of residential and commercial strata properties. You will manage budgets, coordinate maintenance and repairs, attend meetings, and build strong relationships with owners and stakeholders.

This role welcomes experienced Strata Managers and high-performing Strata Assistants or Junior Strata Managers looking to advance.

Qualifications

  • Bachelor's degree in business administration, real estate, or related field.
  • Certificate of Registration and Strata License - desirable.
  • Strong knowledge of strata regulations and bylaws.
  • Excellent communication and interpersonal skills.
  • Strong organisational and time management skills.
  • Ability to work independently and as part of a team.
  • Proficient in Microsoft Office and property management software.

Responsibilities

  • Manage day-to-day operation of a portfolio of buildings, residential and commercial, including quotes, correspondence, budgeting, meetings, and contract management.
  • Liaise with executive committee members, owners, real estate agents, solicitors, contractors, local councils and others to maintain professional relations.
  • Provide advice and service based on analysis of property concerns and issues.
  • Attend mediation and resolve Tribunal matters where needed.
  • Handle communications via phone, email and written correspondence to maintain high service standards.
  • Build and maintain relationships with clients and suppliers to enhance the organisation's reputation.
  • Assist with training and development of trainee strata managers.

Job Description

We are seeking a highly organised and customer-focused Strata Manager to oversee the day-to-day operations of strata properties. The role involves managing budgets, coordinating maintenance and repairs, attending meetings, ensuring legislative compliance, and building strong relationships with owners and stakeholders.

This position would suit an experienced Strata Manager, but we are also keen to hear from high-performing Strata Assistants or Junior Strata Managers looking for the opportunity to step up, take ownership of their own portfolio, and accelerate their career development within a supportive team environment.

About the role:

  • Responsible for the day-to-day operation and overall management of a portfolio of buildings, both residential and commercial, including obtaining quotes, sending correspondence, general accounting, budgeting, attending and chairing meetings, contract management and communicating with all stakeholders.
  • Liaising with various groups such as executive committee members, owners, real estate agents, solicitors, contractors, local councils and any other relevant body to assist with queries, requests and conflict resolution, to ensure relations are professionally maintained for every owners corporation.
  • Provide advice and service to clients based on accurate analysis of a wide range of real and perceived concerns about property and other issues.
  • Ability to attend mediation and have experience in resolving Tribunal matters.
  • Deal promptly with phone, email and any other written communications to maintain a high service of professionalism and service.
  • Build and maintain business relationships with clients and suppliers through customer focus that will enhance the reputation of the organisation.
  • Assist with the training and development of trainee strata managers.
Desired Skills and Experience

About You:

  • Desirable - Bachelor's degree in business administration, real estate, or a related field
  • Minimum of 2 years of experience in strata management or property management
  • Certificate of Registration and Strata License - Desirable
  • Strong knowledge of strata regulations and bylaws
  • Excellent communication and interpersonal skills
  • Strong organisational and time management skills
  • Ability to work independently and as part of a team
  • Proficient in Microsoft Office and property management software
