Verra Recruitment Pty Ltd in Adelaide seeks an experienced Site Manager to lead delivery of luxury, architecturally designed homes. Projects range from $1.5M to $8M and include 3–4 storey builds with basements, demanding exceptional quality.

You will manage on-site operations from early civil/structural stages to handover, coordinate specialist trades, and ensure NCC compliance and WHS, liaising with architects, designers, engineers and high-net-worth clients.

Qualifications

• Proven site manager experience on custom or architecturally designed homes (essential) with minimum build value of AUD 1.5M.
• Experience managing multi-level, structurally complex residential builds.
• Ability coordinate specialist trades for bespoke finishes and maintain premium quality.

Site Manager - Luxury Bespoke Residential | Adelaide

Our client designs and constructs high-end, architecturally bespoke homes across Adelaide's most prestigious pockets — multi-level residences featuring basements, undercrofts, wine cellars, and other one-off luxury elements. This is not project home work; every build is individually designed, with contract values ranging from $1.5M to $8M.

They're now seeking an experienced Site Manager to lead delivery on these premium projects.

About the Role

You'll take full ownership of complex, multi-level bespoke residential builds — typically 3–4 storeys, often incorporating basement and undercroft construction — managing the site from early civil/structural stages through to a flawless, luxury-standard handover.

Key Responsibilities

• Manage day-to-day site operations on architecturally designed, multi-level luxury homes
• Oversee complex structural sequencing including basements, undercrofts, and split-level designs
• Coordinate specialist trades and subcontractors delivering bespoke elements (wine cellars, lifts, custom joinery, feature stonework, etc.)
• Maintain an exceptional standard of quality control befitting a premium build — attention to detail is non-negotiable
• Manage build programs across extended, multi-stage construction timelines
Ensure full compliance with WHS regulations, NCC requirements, and engineering specifications
• Liaise directly with architects, designers, engineers, and high-net-worth clients
• Manage variations, defects, and a considered, high-touch handover process

About You

• Proven Site Manager experience on custom or architecturally designed homes (essential) minimium $1.5m buld value — project home background alone will not suit
• Demonstrated experience managing multi-level, structurally complex residential builds
• Comfortable coordinating specialist and boutique trades for bespoke finishes
• Strong technical knowledge of the NCC and relevant Australian Standards
• High standards of communication — confident liaising with architects and discerning private clients
• Current driver's licence and White Card
