Job summary

Above and Below Projects (AABP) seeks a senior estimator to lead tendering and business development for the roofing division. You will price from first principles, build estimating systems, and shape the division’s growth in NSW.

You will develop high-value client relationships, manage risk in contracts, and coordinate with plumbing estimators on hybrid roofing/plumbing opportunities. A trade background in roofing is essential, with travel across NSW as required.

Qualifications

• Proven estimating experience in metal roofing and roof plumbing across commercial, industrial and residential.
• Clear understanding of Tier 1 project stages, tender processes and procurement pathways.
• Working knowledge of construction contracts and subcontracts (e.g. AS 4000, AS 4903) and NSW Security of Payment Act 1999.
• Knowledge of NCC 2025 transition, AS 1562.1, AS/NZS 3500.3, AS 3959, SA HB 39 and installation requirements.
• Solid WHS knowledge under NSW WHS Regulation 2025 and AS/NZS 1891.
• Ability to read complex architectural, structural and hydraulic drawings and produce take-offs.
• Experience with estimating and take-off software (Groundplan or similar) and document platforms such as Procore and HammerTech.
• Strong commercial judgement: differentiate between worth-winning vs revenue-only jobs.
• Current driver’s licence and White Card.
• Trade background in roofing or roof plumbing.

Responsibilities

• Source and qualify tender opportunities through major portals and assess against target markets, risk, capacity and margin.
• Develop and nurture established commercial and industrial client relationships (KPIs focus).
• Review tender documents, drawings, specs and contract conditions; flag risks and issues with the Director before submission.
• Prepare detailed quantity take-offs for metal roofing, wall cladding, roof plumbing, flashings, gutters and stormwater.
• Build first principles estimates covering labour, materials, plant, access, height safety and subcontract pricing.
• Obtain and assess pricing from suppliers and subcontractors for competitive submissions.
• Identify cost-saving and value engineering opportunities on every project while maintaining quality.
• Coordinate with Senior Plumbing Estimator on projects with both roofing and plumbing for combined pricing.
• Prepare and submit tenders, scopes of works, proposals with clear inclusions and exclusions.
• Attend site meetings to confirm scope, construction method, access and project risks; travel across NSW as needed.

Job description

You'll run estimating, tendering and business development for the roofing division. That means finding and assessing opportunities, pricing them accurately from first principles, building relationships with builders and clients, and making sure every job we win places the company in a better position than before. You'll report to the Director, help set the division's tender strategy, target markets and annual growth targets, and build the estimating systems and team the division will need as it scales.

Key responsibilities

• Source and qualify tender opportunities through the major portals, including but not limited to EstimateOne, and apply a go/no-go assessment to each one against AABP's target markets, client risk, capacity and margin
• Introduce and develop your established commercial and industrial client relationships, a key focus of the role and its KPIs
• Review tender documentation, drawings, specifications and contract conditions, and flag risks, exclusions and commercial issues early, escalating contract departures and high-risk terms to the Director before submission or acceptance
• Complete detailed and accurate quantity take-offs for metal roofing, wall cladding, roof plumbing, flashings, gutters and stormwater
• Build first principles estimates covering labour, materials, plant, access, height safety and subcontract pricing, using historical job data to sharpen accuracy
• Obtain and assess pricing from suppliers and subcontractors to make sure submissions are competitive and compliant
• Identify and apply cost-saving and value engineering opportunities on every project where possible, reducing overall cost without compromising quality or integrity and keeping our pricing competitive for clients
• Work closely with our Senior Plumbing Estimator on projects that include both AABP roofing and plumbing, coordinating scope and interfaces so we can offer combined pricing and cost savings under the one AABP banner
• Prepare and submit tenders, scopes of works, commercial proposals and methodologies, with clear inclusions, exclusions and clarifications, that meet client requirements and deadlines
• Attend site meetings and inspections to confirm scope, construction methodology, access and project risks (travel across NSW as needed)

About you

• Proven estimating experience in metal roofing and roof plumbing across commercial, industrial and residential work
• A clear understanding of Tier 1 commercial project stages, tender processes and procurement pathways
• A working knowledge of construction contracts and subcontracts (e.g. AS 4000, AS 4903 and builder-amended forms), variations and the Building and Construction Industry Security of Payment Act 1999 (NSW)
• Sound working knowledge of the NCC (including the transition to NCC 2025), AS 1562.1, AS/NZS 3500.3, AS 3959 (bushfire-prone areas), SA HB 39 and relevant manufacturer installation requirements
• Solid WHS knowledge, including working at heights under the Work Health and Safety Regulation 2025 (NSW) and AS/NZS 1891
• The ability to read complex architectural, structural and hydraulic drawings and produce accurate take-offs
• Experience with estimating and take-off software (e.g. Groundplan or similar) and document platforms such as Procore and HammerTech
• Strong commercial judgement: you know the difference between a job worth winning and one that just adds revenue
• A current driver's licence and White Card
• A trade background in roofing or roof plumbing is required
• Base salary of $110,000 - $120,000 + super, depending on experience
• Vehicle allowance, phone allowance and laptop
• Capped bonus structure for new clients and projects secured and won, forming part of the total remuneration package
• Separate KPI-based performance bonus structure, in addition to the new work bonus
