BGIS is hiring a Senior Property Manager in Melbourne CBD to lead a government client’s property portfolio. The role offers hybrid work (3 days in office, 2 days WFH) and end-to-end responsibility for leasing and tenancy management across residential, retail and industrial properties.

• Senior-level experience managing diverse property portfolios including residential, retail and industrial.
• Strong people-management capability and team leadership.
• Comprehensive understanding of Victorian legislation (Residential Tenancies Act, Retail Leases Act, Property Law Act).
• End-to-end property management experience across leasing, tenancy administration, inspections and rent reviews.

Responsabilidades

• Act as second-in-command to the Account Manager for property and lease management.
• Lead, coach and develop Property Managers and promote high performance.
• Oversee leasing and property management across diverse portfolio.
• Manage tenancy administration, rent reviews, arrears, inspections, and compliance.
• Draft lease documents including renewals, variations and surrenders.
• Develop and update procedures to promote consistency and compliance.
• Provide guidance on complex tenancy and property matters.
• Maintain property records, lease registers and portfolio data with governance.
• Coordinate with maintenance teams for property issues when needed.
• Represent the client in tenancy matters, including VCAT appearances.
