Facility Management Victoria Pty Ltd (FMV) is a leading Melbourne-based building management company seeking a Senior Operations Manager to lead the Operations team and drive service delivery across a diverse portfolio. The role reports to the Associate Director and focuses on people leadership, client relationships and operational excellence.

Qualifications

• Proven experience in a senior operations or facilities management leadership role.
• Strong leadership skills with experience managing multiple teams and managers.
• Experience overseeing a portfolio of residential or commercial properties.
• Sound knowledge of building operations, maintenance, compliance and workplace health and safety.
• Strong commercial awareness and financial management capabilities.
• Excellent communication, negotiation and stakeholder management skills.
• Experience working with Owners Corporations and Owners Corporation Managers.

Responsibilities

• Lead, mentor and manage the Operations Managers and their teams.
• Oversee daily operations across FMV's building portfolio, ensuring consistent service delivery.
• Implement and maintain company policies, procedures and operational standards.
• Monitor contractual obligations, compliance requirements and service performance.
• Conduct regular Operations team meetings and provide operational reporting to the Directors.
• Oversee recruitment, staff performance, training and professional development.
• Ensure appropriate staffing levels, leave coverage and workforce planning.
• Promote a positive, professional and accountable workplace culture.
• Work collaboratively with Head Office on HR, payroll, rostering and company procedures.
• Attend client and Owners Corporation meetings as required.
• Assist with contract renewals, client retention and business development opportunities.
• Oversee building maintenance, essential safety measures, contractor performance and operational compliance.
• Ensure risk management, emergency management and workplace health and safety procedures are implemented.
• Monitor building audits, inspections and corrective actions.
• Support Operations Managers in managing maintenance programs and service contracts.
• Identify opportunities for operational efficiencies and revenue.
