Job summary

Senior Estimator in Broadbeach, Gold Coast, QLD is a full-time, on-site role delivering 200+ homes yearly for an established SEQ builder. You will own the full estimating lifecycle, produce BOQs, and manage supplier and trade pricing to maximise margins.

The position requires 3+ years in residential volume home building estimating, with strong software skills (Databuild/Framework/ClickHome). Local commuting to Broadbeach is essential, with salary 110k–140k AUD plus super.

Qualifications

• 3+ years of experience in residential volume home building estimating (investment builder background preferred).
• Production focus with residential production & sales estimating workflows, timber frame/slab construction details, and trade breakdowns.
• Strong hands-on experience with industry estimating software (e.g., Databuild, Framework, ClickHome, or similar CRM/estimating tools).
• Commercial acumen with sharp eye for detail, negotiation skills, and understanding of market rates & SEQ building codes.
• Local to the Gold Coast or able to commute to Broadbeach daily.

Responsibilities

• End-to-End Estimating: Manage the lifecycle of project estimates with a focus on detailed production estimating, BOQs, and final trade orders.
• Sales Estimating Support: Prepare initial sales estimates, preliminary budgets, and variation pricing as required.
• Costing & BOQ Accuracy: Produce detailed BOQs, perform site cost analysis, ensure precise material take-offs.
• Supplier & Subcontractor Liaison: Manage price files, negotiate trade/supplier rates, review quotes to maintain profitability.
• Process Optimization: Audit job costs, run margin reviews post-construction, and refine estimating templates to boost efficiency.

We are a premier investment residential builder delivering upwards of 200 homes per year across South East Queensland. The Role

Working full-time in-house from our modern Broadbeach office, you will take ownership of the full project estimating lifecycle to ensure cost accuracy, strong supplier margins, and smooth transitions to site construction.

Key Responsibilities

• End-to-End Estimating: Manage the lifecycle of project estimates, with a primary focus on detailed production estimating, BOQs, and final trade orders.
• Sales Estimating Support: Prepare initial sales estimates, preliminary budgets, and custom variation pricing as required.
• Costing & BOQ Accuracy: Produce detailed Bill of Quantities, perform site cost analysis, and ensure precise material take-offs.
• Supplier & Subcontractor Liaison: Manage price files, negotiate trade/supplier rates, and review quote submissions to maintain profitability.
• Process Optimization: Continuously audit job costs, run margin reviews post-construction, and refine estimating templates to boost operational efficiency.

About You

• Proven Estimating Experience: 3+ years of experience in residential volume home building estimating (investment builder background preferred).
