Job summary

The Living Company in Sydney is seeking a Senior Development Manager to lead delivery of RL, PBSA and BTR projects, ensuring alignment with budget, schedule, and sustainability targets.

You will oversee front-end delivery, acquisitions, and stakeholder coordination across authorities, partners, and internal teams, driving best-in-class living environments.

Qualifications

• Tertiary qualification in Property, Architecture, Construction or related field.
• Minimum 10 years’ experience in property development or construction in Australia.
• Proven leadership delivering complex projects on time and within budget.
• Strong understanding of the development lifecycle from planning and design through to construction and operations.
• Financial acumen with budget management and reporting.
• Excellent communication and stakeholder skills.

Responsibilities

• Manage front-end delivery of RL, BTR and PBSA projects from feasibility to approvals.
• Assess new acquisitions and prepare development appraisals.
• Represent TLC with authorities, partners, external consultants and internal teams.
• Coordinate architects, engineers and specialist consultants to keep projects aligned to budget, schedule and guidelines.
• Lead tender processes and contract negotiations in partnership with our Construction team, and manage the retail leasing strategy for our mixed-use buildings.
• Track project costs and budgets, and report progress to the finance and investment teams, management board and project control groups.

THE ROLE

As Senior Development Manager, you’ll be a key player in overseeing the delivery of our mixed-use projects across retirement living (RL), purpose-built student accommodation (PBSA) and build-to-rent (BTR). Your leadership will ensure our planning and acquisition outcomes align with our strategic and sustainability targets, and that every project we deliver is a best-in-class living environment.

Day-to-day you will be (but not limited to):

• Managing the front-end delivery of complex, large-scale RL, BTR and PBSA projects, from feasibilities and forecasting through to development applications and planning approvals
• Assessing new acquisition opportunities and preparing detailed development appraisals
• Representing TLC with authorities, joint venture partners, external consultants and internal teams
• Coordinating architects, engineers and specialist consultants to keep projects aligned to budget, schedule and guidelines
• Leading tender processes and contract negotiations in partnership with our Construction team, and managing the retail leasing strategy for our mixed-use buildings
• Tracking project costs and budgets, and reporting on progress to the finance and investment teams, management board and project control groups

WHAT YOU’LL BRING

• Tertiary qualification in Property, Architecture, Construction or a related discipline
• Minimum 10 years’ experience in property development or construction in Australia
• Strong leadership skills, with a proven track record delivering complex projects on time and within budget
• Deep understanding of the property development lifecycle, from planning and design through to construction and operations
• Financial acumen, with experience in budget management and financial reporting
• Excellent communication and stakeholder skills, with the ability to build relationships across diverse teams
• Knowledge of building regulations, sustainability practices and risk management will be highly regarded
