Job description

Senior Development Finance Manager - Property Development

You know how to build a feasibility model, challenge assumptions and forecast performance. Now bring that expertise to a role where you can influence an entire development portfolio and help shape the future growth of a national business.

As Senior Development Finance Manager, you'll report to the Deputy CFO and partner closely with Development leaders and Executive stakeholders. You'll connect project economics, portfolio strategy and financial reporting, providing the insight that supports decisions about capital investment, project priorities and delivery.

You'll have the opportunity to:

  • Shape financial planning and commercial decisions across a significant development pipeline.
  • Influence Executive and Board discussions through clear analysis and recommendations.
  • Strengthen development accounting, financial controls and confidence in portfolio reporting.
  • Lead a small finance team and improve the models, systems and processes that support its work.

Why You'll Like Working Here

At Levande, every project contributes to creating communities where older Australians can live well every day. Your expertise will support the investment and delivery decisions that bring these communities to life.

You'll work across Finance, Development, Real Estate and Treasury, gaining a broad view of the business and its investment priorities. With responsibility spanning commercial partnering and financial oversight, you'll have scope to improve how the portfolio is planned, monitored and reported.

In return, you'll enjoy benefits including:

  • Flexible work arrangements through our One Simple Thing flexibility program.
  • Access to more than 100,000 online learning resources.
  • Access to affordable gym and fitness memberships for you and your family through Fitness Passport.
  • My Day leave, purchased leave and paid parental leave.
  • 24/7 wellbeing support through Sonder, your Everyday Wellbeing Companion, providing confidential health, safety and wellbeing support for you and your family.

What You'll Be Working On

You'll lead development finance planning, portfolio analysis and commercial partnering, alongside responsibility for development accounting and reporting.

Key areas of focus include:

  • Reviewing project feasibilities, costs, pricing and delivery assumptions, and owning portfolio budgets and forecasts covering development margins, profitability, cash flow, net tangible assets (NTA), capital expenditure and funding requirements.
  • Leading finance inputs into Project Performance Reviews, aligning assumptions across project feasibilities, budgets, corporate models, Treasury forecasts and Executive and Board reporting.
  • Providing movement analysis, scenario modelling and recommendations to support capital allocation, project sequencing, acquisitions and project gateway decisions.
  • Overseeing development accounting, project expenditure, commitments, capitalisation, investment property under construction, settlements and significant transactions.
  • Strengthening general ledger integrity, balance sheet reconciliations and consolidation, resolving legacy issues and delivering accurate, timely reporting for leadership and investors.
  • Preparing or reviewing technical accounting papers and improving finance policies, controls and compliance with applicable accounting standards.
  • Developing your team and partnering with Finance Systems, Treasury and Financial Control to improve models, data quality, automation and process documentation.
  • Coordinating development finance information for auditors, valuers, lenders and external advisers, and responding to investor reporting queries.

What Type of Person Will Be Successful

You'll combine strong technical capability with commercial judgement and the confidence to challenge assumptions constructively. You'll bring close attention to detail, take ownership of resolving issues and help your team deliver accurate work against competing deadlines.

You'll bring:

  • Extensive experience in project accounting, development finance, property finance, FP&A or commercial finance within a capital-intensive environment.
  • Advanced feasibility modelling skills, including IRR, NPV, development margins, cash flow, valuation and scenario analysis.
  • A strong understanding of development accounting, project cost governance, capitalisation and portfolio funding.
  • Proven ability to lead finance professionals and influence senior Development and Executive stakeholders.
  • Advanced Excel skills, supported by strong financial control, reconciliation and data disciplines.

The following will be highly regarded:

  • CA, CPA, CFA or a relevant finance, accounting or commerce qualification.
  • Experience in retirement living, property development, construction or infrastructure.
  • Experience with Estate Master, D365, Power BI or comparable systems.

Your background may include roles such as Development Finance Lead, Commercial Finance Manager, Project Finance Lead or Senior Development Finance Manager.

Please Note

This role requires strong financial modelling and commercial partnering capability, supported by an understanding of development accounting, project cost governance and portfolio funding. Relevant experience may come from development finance, project accounting, property finance, FP&A or commercial finance within a capital-intensive environment.

If your application progresses, you may be invited to complete a short Criteria Assessment prior to interview. This structured questionnaire focuses on the key requirements of the role and helps us assess all candidates consistently and fairly.

We look forward to learning more about your experience, achievements and the value you can bring to Levande.
