Job summary

CGC Recruitment are seeking an experienced Contracts Manager to join a well-established high end residential builder based in Woollahra. They deliver homes up to $15m across the Eastern Suburbs, Lower North Shore and Inner West, with in-house architects and design team.

The successful candidate will manage contracts end-to-end, negotiate subcontractor and supplier agreements, handle variations and claims, monitor budgets and assist with forecasting and cost reporting.

Qualifications

• 5+ years' experience in contracts or commercial management.
• Experience in residential construction, renovations, or high-end building.
• Strong knowledge of construction contracts and subcontractor management.
• Experience managing variations, claims and extensions of time.
• Strong commercial and financial understanding.
• Excellent negotiation and communication skills.
• Exceptional attention to detail and organisation.
• The ability to manage multiple projects and competing priorities.

Responsibilities

• Managing construction contracts from commencement through to completion.
• Preparing, reviewing and negotiating subcontractor and supplier agreements.
• Managing variations, extensions of time, claims and contractual correspondence.
• Reviewing subcontractor claims and payment schedules.
• Monitoring project budgets, costs, commitments and financial performance.
• Managing procurement and subcontractor engagement.
• Reviewing scopes of work, drawings, specifications and contract documentation.
• Identifying and managing commercial and contractual risks.
• Maintaining accurate contract registers and project documentation.
• Assisting with forecasting, cost reporting and project financial controls.
