Job summary

Buildability Group is seeking a experienced Commercial Manager on the client/developer side to oversee major projects. The role focuses on commercial input across the development lifecycle, including procurement, contracts, and governance.

You will work closely with senior stakeholders and external partners, providing pragmatic commercial advice and leading procurement strategies to optimise project outcomes.

Qualifications

• 8+ years' relevant commercial experience.
• Experience across property development, major projects or a similar environment.
• Strong procurement and contract management capability.
• Experience negotiating and managing development or construction contracts.
• Strong commercial judgement and problem-solving skills.
• Excellent written and verbal communication skills.
• Confidence working with senior stakeholders and external project partners.
• The ability to work independently while contributing effectively to a wider project team.

Responsibilities

• Providing commercial advice throughout the project lifecycle.
• Supporting development feasibility and commercial assessments.
• Developing and implementing procurement strategies.
• Managing tender and procurement processes; reviewing and negotiating contracts and commercial agreements.
• Managing commercial matters throughout project delivery.
• Assessing variations, claims, extensions of time and other contractual issues.
• Monitoring costs, forecasts, risks and commercial performance.
• Preparing commercial recommendations and reporting for senior stakeholders.
• Working closely with legal, financial, technical and project advisers.
• Supporting effective commercial and project governance.
