Job summary

GemLife is seeking an experienced Residential Site Manager to lead a 16-week build program at the Cotswold Hills community in Toowoomba. You will run the site, manage trades, and deliver high-quality villas for the luxury over-50s development.

Work closely with Head Office teams and an Area Construction Manager, ensuring WHS compliance, on-time delivery, and strong relationships with local trades. This is a long-term, single-site opportunity with regional expansion.

Qualifications

• QBCC Supervisor Licence required.
• Residential construction experience essential.
• Trade background (carpentry preferred) desirable.
• White Card and Driver Licence required.
• Strong understanding of WHS requirements.
• Experience leading residential construction teams.
• Competent IT skills, exposure to Onsite Companion.

Responsibilities

• Run the site, managing Plant Operators, Labourers and Contractors to deliver homes on time and to high quality standards.
• Lead safety compliance and quality control across all builds.
• Coordinate with Head Office teams and Area Construction Manager.
• Maintain strong relationships with local trades and suppliers.

QA Build is the powerhouse behind the construction of GemLife communities. Our expert teams deliver quality-built villas for our resort developments, achieving impressive build times of just 16 weeks.

Our Cotswold Hills community will feature 205 homes and offers approximately 2.5 years of work on the one site, with additional neighbouring developments providing a further 5 years of future opportunities in the region. You'll work alongside an experienced Area Construction Manager with more than 10 years at GemLife, bringing extensive operational knowledge and strong relationships with local trades and suppliers.

You will be responsible for running the site, managing Plant Operators, Labourers and Contractors to deliver homes on time to the highest standards of quality and safety.

The ideal candidate is a confident leader who makes sound decisions, communicates effectively and identifies issues early. Experience managing multiple homes in various stages of construction within a production or volume building environment is highly desirable.

You'll be supported by a dedicated Head Office team including Estimating, Drafting and Building Administration, as well as an on-site Business Development Manager who assists with trade engagement and resourcing. This allows you to focus on delivering quality homes within our proven 16-week build program.
