Job summary

Harcourts Marketplace in Brisbane is seeking a Portfolio Property Manager to oversee a portfolio of about 150 residential properties, focusing on landlord and tenant relationships, tenancy matters and proactive maintenance coordination.

You will work with the Field Property Manager and Leasing Team to ensure compliance with Queensland tenancy legislation and deliver exceptional service across Oxley and Centenary offices.

Qualifications

• Current Queensland Real Estate Licence or Registration Certificate.
• Sound knowledge of Queensland tenancy legislation.
• Experience with arrears, maintenance, tenancy disputes and QCAT.
• Strong communication, negotiation and problem-solving skills.
• Excellent organisation and time management.
• Ability to work independently and manage competing priorities.

Responsibilities

• Manage an allocated portfolio of approximately 150 properties.
• Build and maintain strong landlord and tenant relationships.
• Act as the primary contact for all portfolio-related enquiries.
• Provide landlords with advice and regular updates.
• Manage tenant concerns, complaints and disputes.
• Identify opportunities for portfolio retention and growth.
• Receive and coordinate maintenance requests and obtain quotes.
• Liaise with tenants and contractors to arrange repairs.
• Monitor outstanding maintenance and ensure timely completion.
• Manage bond matters and tenancy breaches.
• Review exit reports and coordinate follow-up.
• Ensure all tenancy documentation is accurate and compliant.
