Job summary

Ray White North Lakes / Burpengary East / Murrumba Downs is seeking an experienced Portfolio Property Manager to manage a well-structured residential portfolio of about 130 properties. You will work with a dedicated leasing team, maintain compliance, and deliver exceptional service to landlords and tenants in a supportive, technology-enabled environment.

Ideal candidates possess a QLD Real Estate Certificate, a valid QLD driver’s licence, and proven knowledge of local legislation.

Qualifications

Experience as a residential Portfolio Property Manager
Strong knowledge of QLD property legislation and compliance
Excellent communication and negotiation skills
Strong organisational skills and attention to detail
Proficient with property management software (Ailo, Inspect Real Estate, Pricefinder, Realworks)
Current QLD Real Estate Certificate and Driver’s Licence (non-negotiable)

Responsibilities

Manage a residential portfolio of approximately 130 properties
Provide exceptional, consistent communication and service to landlords and tenants
Conduct routine, entry and exit inspections
Coordinate and oversee maintenance and repairs efficiently
Negotiate lease renewals and rent increases
Manage arrears
Prepare and attend QCAT hearings as required
Maintain accurate records using Ailo and related systems
Act as a trusted adviser by understanding market conditions and providing proactive insights to clients
