Job summary

Estia Health is seeking a Property Essential Services and Contracts Manager to coordinate and support management of our property assets across NSW. You’ll work with a multidisciplinary team on central planning, scheduling and contracting of maintenance, capex, audits and reporting.

You’ll support home-based staff to develop, maintain and improve asset maintenance and compliance, ensure essential services stay compliant with AS 1851-2012, and manage contractor systems.

Qualifications

• 5 years' experience in property services management or similar with contract and compliance focus.
• Strong understanding of property audits, essential services compliance and AS 1851-2012.
• Experience in contract management and contracting processes.
• Proven ability to communicate with external service providers.
• Excellent time management and organisational skills.
• Tertiary qualifications in Property, Construction or Management; knowledge of Residential Aged Care is a plus.

• Manage centralized property procurement strategy within budgets and monitor performance.
• Plan, budget and schedule routine preventative maintenance.
• Coordinate monthly purchase orders for maintenance and capex.
• Contribute to monthly compliance reporting and accreditation processes.
• Ensure services are reliable, professional and compliant with codes and standards.
• Manage essential services across the portfolio (fire, lifts, etc).
• Oversee contractor compliance systems and processes.
• Contribute to critical incident management including emergency response.

About The Role

The Property Essential Services and Contracts Manager will effectively coordinate and support management of Estia Health's property assets. You'll work collaboratively with a multidisciplinary team with responsibility for central planning, scheduling and contracting of ongoing maintenance and capital upgrades, audits & reporting and providing specialist advice.

Working closely with our Property Service Managers (PSM), you'll support home-based staff in order to develop, maintain and improve asset maintenance and compliance.

What You’ll Do

• Manage our centralized property procurement strategy to maximize service within approved budgets, including ongoing performance and quality monitoring.
• Plan, budget and schedule routine preventative maintenance works.
• Coordinate monthly purchase orders for maintenance and capex works as required.
• Contribute to monthly compliance reporting & accreditation processes.
• Ensure services provided are reliable, consistent and professional, and adhere to all compliance obligations.
• Ensure compliance with relevant codes & standards, not limited to Estia Health, Industry Standards, NCC and other statutory requirements (including relevant State Health policies & procedures).
• Responsible for ongoing compliance & management of essential services (including fire, lifts, etc) across the portfolio.
• Management of contractor compliance systems and processes
• Contribute to critical incident management including emergency response and insurance related works management.
• Coordinate monthly purchase orders for maintenance and capex works including approvals and reporting.

You'll be a strong communicator with the ability to work autonomously within a collaborative team. You'll also have:

• 5 years experience in property services management or similar, with relevant experience in contract management, processes and compliance management.
• Sound understanding of property audit, essential services compliance and standards, AS 1851-2012.
• Relevant experience in contract management, contracting processes and compliance management.
• Property audit experience and a sound understanding of essential services compliance & standards.
• Demonstrated ability to effectively communicate with external service providers and excellent time management/organisational skills.
• Relevant tertiary qualifications (Property, Construction, Management) and knowledge or experience in Residential Aged Care would be highly advantageous.
