Job summary

Charter Hall is seeking a Property Analyst to transform data into actionable insights and support portfolio decisions across funds, assets and property management. You will deliver accurate forecasts, valuations and reporting to inform capital deployment and asset strategies.

With 3+ years in property analytics and strong Excel modelling, you will collaborate with multiple teams to improve reporting, data foundations and budgeting processes. This role is based in Sydney.

Qualifications

• 3+ years in a property‑related analytic role.
• Strong modelling, forecasting and valuation ability.
• High proficiency in Excel and data analysis.

Responsibilities

• Turn property data into insight by preparing quarterly stats (occupancy, WALE, leasing activity, tenant metrics).
• Support investment decisions through internal valuations, forecasting and analysis (cap rate, DCF, IRR, NPV, cashflow).
• Collaborate with fund, asset, property, capital works and operations teams to shape strategy.
• Support budgets, 10‑year asset plans, major repositioning updates, board reporting and reforecasting.
• Identify efficiencies across reporting and data foundations to drive improvements.

Job description

As a Property Analyst at Charter Hall, you’ll play a key role in turning quality property data and commercial insight into decisions that shape portfolio performance. Working across fund, asset and property management teams, you’ll help deliver accurate analysis, reporting, forecasts and valuations that support our strategy to access, deploy, manage and invest capital with discipline. Your work will contribute to stronger asset outcomes, informed decision-making and our ongoing success in creating long-term value for investors, customers and communities.

How you’ll make an impact:

• Turn property data into meaningful insight by preparing quarterly property and fund statistics, including occupancy, WALE, leasing activity, tenant metrics and portfolio performance trends.
• Support smarter investment decisions through internal valuations, forecasting and analysis across capitalisation, DCF, IRR, NPV, cashflow and sensitivity scenarios.
• Partner closely with key teams across the business - including fund, asset, property, capital works and operations teams - to provide high-quality analysis that shapes asset and portfolio strategy.
• Contribute to the future performance of each asset by supporting annual budgets, 10-year strategic asset plans, major repositioning updates, board reporting and quarterly reforecasting.
• Help drive continuous improvement by identifying efficiencies across reporting, IT process improvements and data foundation programs, supporting better outcomes for the business.

What you’ll bring to the team

• Minimum 3 years’ experience in a property-related analytical discipline (property analyst / valuations).
• Bachelor’s degree in property economics, commerce or related discipline.
• Strong commercial understanding of valuation drivers and leasing dynamics.
• Proficient in modelling and analysing leasing deals, property NOI forecasts and property valuations, preferably in MRI or Cougar.
• Advanced excel skills in modelling / maintaining / updating spreadsheets.
• Strong sense of accountability and ownership of property data.
• Possess a high financial aptitude, commercial acumen, analytical skills and attention to detail so that the information provided to our business partners is accurate, timely and relevant.
