Qualifications

• Proven experience as a Project Manager or senior Contracts Administrator in commercial construction.

• Confident communication and negotiation with clients and stakeholders.
• Solid WHS knowledge and ability to manage construction programming.

Responsibilities

• Lead the Site Manager to deliver programming, subcontractor coordination, quality assurance, site safety, housekeeping and client liaison on site.

• Oversee subcontractor payments and monitor purchase order allocations.
• Prepare and status master and target programs and review short range programs before issue.

Our client is a well established Canberra based construction company delivering a strong pipeline of commercial projects. They are seeking an experienced Project Manager to take ownership of project delivery from tender through to handover, leading a project team and building lasting relationships with clients, consultants and subcontractors.

This is a senior delivery role with autonomy. You will lead the Contracts Administrator, Project Coordinator and Site Manager on your projects, with the backing of a supportive senior management team and Construction Manager.

About the role

As Project Manager you will be accountable for the commercial, contractual and construction performance of your projects. Your responsibilities will include:

Leadership and team management

• Leading the Contracts Administrator and Project Coordinator to deliver document control, procurement, subcontract and head contract administration, WHS, reporting and project handover
• Leading the Site Manager to deliver programming, subcontractor coordination, quality assurance, site safety, housekeeping and client liaison on site
• Identifying and reporting shortfalls in performance to senior management
• Participating in performance reviews and development planning for your project team

Procurement

• Approving trade budgets with the Project Director
• Reviewing and approving the procurement schedule, including subcontractor engagement and start on site dates
• Reviewing and approving trade scopes of work and authorities to let
• Participating in post tender interviews and negotiating beneficial outcomes for the business
• Reviewing subcontracts prior to issue for execution and monitoring the procurement dashboard

Subcontract administration

• Overseeing the Contracts Administrator's performance within the finance and cost management system
• Assessing subcontractor payment schedules and ensuring they are issued within legislative timeframes
• Reviewing and approving supplier invoices and monitoring purchase order allocations
• Discussing back charges and rejected variations directly with subcontractors

Head contract administration and reporting

• Reviewing all head contract notices and claims prior to issue to the client
• Reviewing client and internal monthly reporting before distribution

Client, consultant and authority management

• Managing the relationship with the client and key project stakeholders
• Coordinating design consultants and authorities and resolving design issues
• Leading project meetings including launch, design, team, PCG, commissioning and closure meetings
• Managing the shop drawing process and subcontractor RFIs
• Preparing and statusing master and target programs and reviewing short range programs before issue
• Supporting the Site Manager and Construction Manager with subcontractor performance and construction issue resolution

Work health and safety

• Reviewing project management plans and risk registers prior to submission to the WHS Manager
• Providing input into construction methodology and site establishment plans
• Obtaining traffic management plans where required
• Leading tenders with support from the Contracts Administrator, including tender strategy, tender program and tender response

About you

• Proven experience as a Project Manager or senior Contracts Administrator delivering commercial construction projects
• A relevant qualification in construction management, engineering or a related discipline
• Strong commercial and contractual acumen, with a thorough understanding of head contract and subcontract administration
• Demonstrated ability to lead and develop a project team
• Confident communication and negotiation skills and a client focused approach
• Sound knowledge of WHS obligations and construction programming
• Comfortable working across construction management, finance and procurement software platforms
