Job summary

Goodman is seeking a commercially minded Procurement Manager to support the Australian stabilised property portfolio. You will lead procurement across service categories, manage an outsourced partner, and build supplier performance frameworks for a large portfolio.

The role requires 7+ years in procurement or contract management within property or facilities environments, with strong negotiation and stakeholder management skills.

Qualifications

• 7+ years’ experience in procurement, contract management, supplier management or category management.
• Experience working with service categories such as cleaning, security, waste, grounds, mechanical, electrical, fire services or minor works.
• Strong commercial acumen, negotiation skills and confidence working with suppliers and internal stakeholders.
• Experience managing outsourced partners, shared services or BPO arrangements would be highly regarded.

Responsibilities

• Partner with internal teams to develop and deliver procurement and category strategies across OPEX services and CAPEX works.
• Identify opportunities to consolidate spend, improve specifications, benchmark the market and drive better value across the portfolio.
• Manage supplier and contractor relationships, including performance, escalation, non-conformance and improvement plans.
• Lead the day-to-day relationship with Goodman’s outsourced procurement support partner, including service levels, quality, KPIs and issue resolution.
• Support contract management, procurement governance and accurate contract records.
• Manage purchase-to-pay activity through Yardi, including purchase orders, approvals, invoicing and process improvements.
• Develop and implement supplier performance scorecards, review cadences and contractor management frameworks.
• Provide reporting and insights on supplier performance, contract risk, BPO delivery, budget tracking and cost optimisation.

Procurement Manager - Property Operations

Goodman is looking for a commercially minded Procurement Manager to support our Australian stabilised property portfolio. This is a broad, hands-on role partnering closely with Property, Building Services, Technical Services and other subject matter experts to manage procurement, supplier performance, contract governance and continuous improvement across a large operational portfolio.

You will lead procurement activity across key service categories, including cleaning, security, transport, fire, mechanical, electrical services and minor works. You will also oversee day-to-day procurement operations, manage our outsourced procurement support partner, and help build stronger supplier performance and contractor assurance frameworks across the business.

This role would suit someone who enjoys working close to the business, can bring structure to complex operational environments, and is comfortable balancing commercial outcomes, compliance, service quality and stakeholder needs.

What You’ll Be Doing

What We’re Looking For

You’ll bring strong procurement, contract management or category management experience, ideally from a property, facilities, building services, infrastructure or operational services environment. You will be comfortable working across service contracts, OPEX and CAPEX, and know how to manage suppliers in a live operating environment.

You’ll Also Bring

• Around 7+ years’ experience in procurement, contract management, supplier management or category management.
• Experience working with service categories such as cleaning, security, waste, grounds, mechanical, electrical, fire services or minor works.
• Strong commercial acumen, negotiation skills and confidence working with suppliers and internal stakeholders.
• Experience managing outsourced partners, shared services or BPO arrangements would be highly regarded.
• Strong understanding of purchase-to-pay processes, ideally with Yardi or a similar property/ERP system.
• Experience developing or using supplier performance frameworks, scorecards or contractor management processes.
• High attention to detail, strong organisation skills and a practical, solutions-focused approach.
• The confidence to work independently across a broad portfolio while building strong relationships across the business.
