Job summary

Mirvac is seeking a Portfolio Manager, Retail with more than 10 years in retail property to lead diverse asset teams. You will develop asset strategies, maximise income and capital value, and deliver customer-centric, excellent service across the portfolio.

You will oversee financial planning, valuations, and market analysis while driving sustainable performance and strategic initiatives to elevate asset positioning in key markets.

Qualifications

  • 10+ years of experience in retail property, including development and asset management.
  • Proven leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy
  • Strong people management experience, with people being developed and empowered to succeed
  • Extensive experience in asset and fund analysis, with forecasting tools MRIIM and Yardi
  • Experience preparing detailed strategic asset plans, complex budgets and reports
  • Experience in major and specialty retail lease negotiations and complex retail lease structures
  • Proven experience leading innovation and supporting change

Responsibilities

  • Drive engagement with key stakeholders to support effective decision making and enable strategic execution, whilst cultivating a customer-centric culture across all aspects of asset management
  • Oversee the preparation and presentation of Strategic Asset Plans for the portfolio, driving the team to successfully execute all deliverables in line with or exceeding agreed strategies and timeframes
  • Responsible for the financial management of assets across the portfolio, leading the teams to deliver detailed income and expenditure budgets and valuations and driving ongoing monitoring, reforecasting, analysis and reporting against budget
  • Accountable for establishment and delivery of asset strategies across the portfolio, focused on maximising value and alignment
  • Drive, lead and deliver strategy aligned sustainable and profitable performance of assets within the portfolio through the identification of business initiatives and efficiencies, and assist with subsequent implementation
  • Accountable for the management of the internal and external valuation process in consultation with the relevant stakeholders, and ensuring a full understanding of key metrics
  • Drive collaboration within teams to create and deliver strategic programs that optimise asset positioning and market share, and enhance the customer experience through active marketing, events, activations and capital projects
  • Take a lead role in managing key lease negotiations within the portfolio
  • Accountable for the delivery of the capital works program for the portfolio, ensuring it meets the strategic direction of the asset(s), is delivered on time and is within budget
  • Work collaboratively with internal stakeholders on the potential redevelopment, onboarding or offboarding of assets within the portfolio as required
  • Provide leadership to inspire and motivate the portfolio teams to develop their collective strengths, skills and knowledge, while fostering high levels of engagement and performance
  • Monitor and ensure adherence of processes, risk, governance, compliance and corporate responsibility across the portfolio
  • Actively contribute to project working groups across the business that deliver tangible outcomes for the division
  • Work collaboratively with team members and stakeholders to ensure system/data integrity, efficient information flow and to drive portfolio wide excellence and efficiencies through consistency of approach, reporting and transfer of experiences and learnings
  • Maintain up to date knowledge of current market information and relevant research, including identifying and responding to trends in the markets
  • Champion the consistent application of the key Mirvac values, leading by example and promoting a high performing and collaborative environment
  • Maintain industry connections and take a lead in promoting Mirvac in the relevant markets
  • Assist with any projects or undertake additional duties as required

Your opportunity

Portfolio Manager, Retail will provide leadership and direction to multi-disciplinary retail asset teams to drive a high performing, highly engaged and inclusive work environment. Experience
  • 10+ years of experience in retail property, including development and asset management experience
  • Demonstrated success in achieving results through effective leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy
  • Demonstrated strong people management experience, with people being developed and empowered to succeed
  • Highly skilled in asset and fund analysis, with proficiency in forecasting tools including MRIIM and Yardi Experience in the valuation process and a detailed understanding of relevant investment metrics
  • Extensive experience preparing detailed strategic asset plans, complex budgets and comprehensive reports
  • Experience in major and specialty retail lease negotiations and complex retail lease structures
  • Proven experience in leading innovation and supporting change
Knowledge / Skills
