Job summary

Woods & Co is seeking an experienced Construction Operations Manager to lead a delivery-focused team across multi-unit residential, house & land and spec home projects. You will own program, cost, quality, safety and operational performance across a growing portfolio.

You will drive trade capacity, procurement and build efficiency while collaborating with development, sales, estimating, drafting and finance to deliver at scale.

Qualifications

• 10+ years’ experience in residential construction.
• Experience leading construction teams through other managers.
• Strong knowledge of volume home building and delivery.
• Experience delivering across dispersed sites.
• Strong budgets, feasibility and margin knowledge.
• Excellent subcontractor and supplier management.
• Proven ability to improve build times and efficiency.
• Leadership to coach and develop teams.

• Take commercial ownership across spec home projects, including feasibility, budget, program and margin.

An exciting opportunity has arisen for an experienced Construction Operations Manager to join a well-established property group entering a significant growth phase within the residential construction sector.

With a strong pipeline of residential projects across metropolitan and regional locations, this is a senior delivery-focused leadership role overseeing construction performance across a mix of multi-unit residential, house & land and spec home projects.

Reporting into senior leadership, you will lead the construction delivery team while taking ownership of program, cost, quality, safety and operational performance.

The Opportunity

This is a senior construction operations role requiring someone who has successfully delivered residential projects at scale.

You will be responsible for:

• Leading Construction Managers, Site Managers, Supervisors and construction support teams
• Driving delivery across multi-unit residential, house & land and spec home projects
• Managing site starts, build times, work in progress and completions across a large portfolio
• Managing construction budgets, cost-to-complete, variations and overall project performance
• Driving trade capacity, subcontractor performance and procurement
• Improving construction systems, workflows, buildability and operational efficiencies
• Maintaining strong standards across quality, safety, compliance and customer outcomes
• Working closely with internal development, sales, estimating, drafting and finance teams to support delivery
• Taking commercial ownership across spec home projects, including feasibility, budget, program and margin

About You

We are looking for a seasoned residential construction operator with experience across:

• Multi-unit residential development – townhomes, low-rise or medium-density projects
• Volume residential delivery – managing a significant number of homes across multiple sites
• Spec homes – with genuine commercial understanding across feasibility, budgets and margins

You will ideally bring:

• 10+ years’ experience within residential construction
• Demonstrated experience leading construction teams through other managers
• Strong knowledge of volume home building and residential construction methodology
• Experience delivering across multiple and dispersed sites
• Strong commercial acumen across construction budgets, feasibility and margin
• Excellent subcontractor, supplier and stakeholder management skills
• A track record of improving build times, systems, workflows and construction efficiency
• Strong leadership capability with the ability to coach, develop and hold teams accountable
