Job summary

Mirvac is seeking a Manager, Commercial Finance - Portfolio Performance to partner with Portfolio Managers and deliver robust analysis across asset strategy, leasing and capital decisions. You will translate complex data into practical recommendations and influence portfolio actions.

You will lead budgeting, forecasting and long-term plans, performing IRR and sensitivity analyses while supporting acquisitions, valuations and due diligence.

Qualifications

• A degree in finance, property, commerce or related discipline.
• 5+ years in asset management, property, investments, or related field.
• Experience translating financial analysis into practical recommendations.
• Advanced Excel and financial modelling experience.
• Strong communication and stakeholder influencing skills.
• Attention to detail and timely delivery.

Responsibilities

• Partner with Portfolio Managers to drive asset and portfolio performance.
• Provide commercial, financial and scenario analyses for leasing, capital, valuation and investment decisions.
• Prepare business cases, investment recommendations, strategy papers and deal approvals.
• Develop asset budgets, forecasts, cash flow models and long-term plans.
• Undertake IRR calculations, variance analysis and sensitivity modelling.
• Identify performance drivers, risks, opportunities and corrective actions.
• Support external valuations and ensure key portfolio assumptions are accurate.
• Assist with property acquisitions, divestments and due diligence.
• Improve data quality for tenancy, lease, deals and asset data.
• Support process improvement, automation and AI-enabled tools.
• Collaborate with Portfolio Managers, Valuations, Insights, Platform and Finance teams.
• Coach and support new Finance team members.

Join Mirvac's Commercial Finance team and play a key role in driving the performance of a dedicated property portfolio.
As Manager, Commercial Finance - Portfolio Performance, you will partner closely with Portfolio Managers to provide commercial insight, robust analysis and forward-looking advice across asset strategy, leasing, capital allocation, valuations and portfolio performance.
This is an opportunity to influence important portfolio decisions, identify emerging risks and opportunities, and translate complex financial information into clear, practical recommendations.
Your responsibilities will include

• Partnering with Portfolio Managers to drive asset and portfolio performance
• Providing commercial, financial and scenario analysis to support leasing, capital, valuation and investment decisions
• Preparing business cases, investment recommendations, strategy papers and deal approvals

What you'll bring
You are commercially minded, highly analytical and comfortable working across multiple stakeholders. You can simplify complex information, identify what matters and use evidence and insight to influence decision-making.

• A degree in finance, property, commerce, economics, accounting, business or a related discipline
• More than five years' experience across asset management, property, investments, commercial analysis, corporate finance or a related field
• Demonstrated experience translating financial analysis into practical commercial recommendations
• Strong knowledge of asset performance, leasing, capital, valuations and portfolio strategy
• Experience partnering with portfolio, asset, investment, valuation or finance teams
• Advanced Excel capability and experience developing and maintaining financial models
• Strong communication, relationship management and influencing skills
• Excellent attention to detail and a focus on quality and timely delivery
