You’ll manage a portfolio of ~90 residential properties, coordinate inspections, tenancy renewals, and rent reviews, while building strong landlord and tenant relationships.

About the Role

You'll take ownership of an established portfolio of approximately 90 residential properties across the Gold Coast with the view to grow more, managing all aspects of property management from start to finish.

Your key responsibilities will include:

• Building and maintaining excellent relationships with landlords and tenants.
• Conducting routine, entry and exit inspections.
• Coordinating maintenance, repairs and contractor appointments.
• Managing tenancy applications, leasing, renewals and rent reviews.
• Monitoring arrears and ensuring compliance with Queensland tenancy legislation.
• Handling tenancy enquiries and resolving issues professionally.
• Conducting rental appraisals and identifying opportunities for new business.
• Working collaboratively with our Directors and team to deliver outstanding client service.
• End-of-month trust accounting is not required as part of this role.

What We're Looking For

We're looking for a confident, organised and proactive Property Manager who takes pride in their work and enjoys being part of a team.

Ideally, you'll have:

• Previous experience managing a residential property portfolio end-to-end, need only apply.
• Current Queensland real estate registration or licence appropriate to the role.
• Strong knowledge of Queensland residential tenancy legislation.
• Excellent communication and relationship management skills.
• Strong organisational skills and attention to detail.
• A positive, solutions-focused attitude.
• The ability to work independently while contributing to a collaborative team.
• An interest in business development and growing your portfolio.
• A current driver's licence.
• Experience with PropertyMe and Inspection Express would be highly regarded.
