The role

The Development Director is responsible for driving GPT's Logistics Development strategy across Sydney, encompassing the identification and procurement of development opportunities and end-to-end project delivery within the broader portfolio strategy.

The role requires a strong commercial mindset to build compelling business cases and value propositions, while leading and coordinating internal and external project teams with a structured and decisive approach.

The position spans the full development lifecycle, from originating new opportunities and supporting Investment Management on acquisitions, through to managing conditions precedent, leasing and marketing, design, approvals and project completion.

This is an exceptional opportunity for an experienced development professional to shape Sydney's logistics landscape and deliver significant value for GPT and its stakeholders.

What you will be doing
  • Identify, review and assess development opportunities from within and external to the portfolio, working closely with the Head of Development and Senior Management to drive business growth.
  • Prepare and present business cases, commercial proposals and funding reports to Executive and Board level stakeholders, including key external investment partners.
  • Develop masterplan strategies and business plans that maximise returns, minimise risk and align with economic, social and environmental objectives, while managing consensus and approval processes.
  • Identify risks and barriers associated with development opportunities and negotiate Joint Venture and Development Management Agreements to mitigate exposure.
  • Lead and manage the project team, coordinating across internal and external stakeholders to drive outcomes.
  • Develop and oversee economic, social, environmental and risk management frameworks to optimise value creation throughout the project lifecycle.
  • Manage all aspects of project procurement, including engagement of contractors, consultants and regulatory authorities, ensuring delivery within approved commercial and time parameters.
  • Oversee all Authority Approvals, including Master Plans, Concept Plans, Development Applications and Project Applications, and negotiate conditions with Councils and the Department of Planning.
  • Lead the leasing, marketing and sales process, securing lease commitments and managing all project marketing activity through to completion.
  • Formulate and manage approval documentation, progressive value optimisation processes and land management requirements across all development projects.
What makes you stand out

You bring extensive experience in the property industry, with a strong background in property development that equips you to hit the ground running. You hold relevant tertiary qualifications, ideally in Engineering or Construction, complemented by formal Project Management credentials. Your strong financial modelling and commercial assessment capabilities enable you to evaluate complex opportunities and drive sound investment decisions, while valuation skills would be a welcome addition to further strengthen your ability to assess development opportunities.
