Job description

The Company

Our client is a Brisbane-based property investment and asset management firm that acquires, manages and improves commercial property. It takes an active, hands-on approach to investment, adding value through considered design, refurbishment and repositioning. The portfolio includes several high-profile commercial buildings, including heritage-listed assets, giving you a genuine chance to help preserve the character of landmark buildings while adapting them for contemporary use.

The Role

This role goes well beyond conventional project management. As Development & Asset Manager, you’ll work closely with the Managing Director and investment team to deliver a varied program of projects, including:

  • heritage restoration and adaptive reuse
  • building repositioning and major capital improvements
  • commercial fitouts, speculative suites and landlord works

The investment team sets the commercial strategy and design direction. Your job is to turn those objectives into practical plans and completed works, and you’ll be involved from initial concept through to handover.

Key Responsibilities
  • Manage projects through design coordination, approvals, procurement, construction and completion.
  • Establish project scopes, budgets, programs and delivery strategies.
  • Coordinate architects, engineers, heritage consultants, builders and specialist advisers.
  • Run tender processes, select contractors and administer contracts.
  • Coordinate planning, building and heritage approvals.
  • Monitor cost, quality, safety and risk, and review variations and progress claims.
  • Help identify and assess opportunities to improve building presentation, amenity and commercial performance.
  • Manage tenant fitouts and makegoods while keeping disruption to occupants to a minimum.
  • Prepare budgets, forecasts and progress reports, with clear recommendations to the investment team.
About You
  • Minimum 3 years experience in property development, project management, construction, capital works or a related field.
  • A sound understanding of the development and construction process, from design coordination through to delivery.
  • Experience managing consultants, contractors and several workstreams at once.
  • Strong commercial awareness, including how design and construction cost affect property value.
  • Confident communication and negotiation skills.
  • Tertiary qualifications in property, construction, architecture, engineering or a related discipline, or equivalent practical experience.
  • Experience in client-side project management, commercial refurbishment, heritage buildings, adaptive reuse or high-quality fitouts will be highly regarded.
Why Apply?
  • Work on some of Brisbane’s most significant commercial buildings.
  • Gain broad exposure across development, construction and asset management.
  • Have direct access to decision-makers and real influence over how projects are delivered.
  • Grow your responsibility as the portfolio expands.
