Darwin-Based Development Lead – Major Residential Projects

DCOH in Darwin invites an experienced professional to lead major residential subdivision projects from feasibility through to construction and completion.

You will oversee budgets, schedules, approvals and multidisciplinary teams, ensuring commercial success and timely delivery. Strong communication and stakeholder management are essential to navigate planning processes and contractor coordination.

Qualifications

• Tertiary qualifications in Property Development, Construction Management, Civil Engineering, Urban Planning, Project Management, or related discipline.
• 5+ years’ experience delivering medium to large-scale residential development projects from feasibility through to construction and completion.
• Strong understanding of development feasibilities, budgeting, cashflow forecasting and commercial performance.
• Extensive knowledge of planning approvals, DAs, contract management and construction delivery.
• Experience leading multidisciplinary teams, consultants, contractors, authorities, and stakeholders.
• Proven ability to drive projects through all phases of the development lifecycle.

Responsibilities

• Lead development projects from feasibility, planning and approvals through to construction and final delivery.
• Prepare and manage feasibilities, budgets, delivery programmes, cashflow forecasts and cost controls.
• Identify, assess and manage project risks with mitigation strategies.
• Coordinate with legal and finance teams on negotiations and commercial outcomes.
• Oversee submissions of Development Applications and regulatory approvals.
• Manage external consultants including planners, engineers, surveyors and landscape architects.
• Drive design reviews to optimise cost, quality and constructability.
• Build strong relationships with clients, consultants, contractors, authorities, and stakeholders.
• Monitor budgets, claims, schedules and delivery outcomes to ensure project success.
• Proactively resolve issues to minimise delays and cost overruns.
