Job summary

Oak Builders, a well-established residential builder in Adelaide, seeks an experienced Construction Project Manager to plan, direct and coordinate multiple concurrent projects from land development through handover. Based at the Thebarton office with regular site travel, you will drive projects on time, on budget and to specification.

Key responsibilities include interpreting drawings, developing schedules, coordinating resources, and managing subcontractors, approvals and reports.

Qualifications

  • Hold a bachelor’s degree or higher in Construction Management, Building, Civil Engineering, Project Management or closely related discipline.
  • Minimum five years of relevant construction project management experience in residential or similar sectors.
  • Ability to read architectural/structural drawings and prepare estimates and budgets.
  • Knowledge of National Construction Code, Australian Standards and safety legislation.
  • Proficiency with scheduling, estimating and project management software.

Responsibilities

  • Plan, direct and coordinate multiple residential construction projects from land development to handover.
  • Interpret plans and establish scope, methodology, staging and resource requirements.
  • Develop and maintain construction schedules; sequence trades and monitor milestones.
  • Coordinate procurement of materials, labour and equipment; manage subcontractors and variations.

  • Liaise with councils and authorities to secure approvals and compliance certification.
  • Ensure adherence to safety, quality and cost standards; lead site inspections and rectify defects.
  • Deliver progress reports to clients, directors and stakeholders; maintain client relations.

Job description

JobScout Pty Ltd are working to assist our client, Oak Builders, a well-established residential building company based in Adelaide, South Australia. Oak Builders treats each of its projects as a jewel, building quality custom homes using premium products and maintaining a high standard of workmanship. Every home is different and is designed to suit the land size and the personal requirements of each client. With a strong reputation built on faith and trust from valued clients, Oak Builders delivers land development, custom-built homes, house and land packages, project management and construction services across the region.

Our client is now seeking an experienced Construction Project Manager to plan, direct and coordinate the delivery of their residential building projects from land acquisition and development approval through to practical completion and handover. The role is full-time and ongoing, based at the Thebarton office with regular travel to active sites across metropolitan Adelaide. This is an excellent opportunity for a construction professional who can take carriage of multiple concurrent builds and drive them to completion on time, on budget and to specification.

Responsibilities
  • Plan, organise, direct, control and coordinate the physical and human resources required to deliver multiple concurrent residential construction projects, including custom-built homes, house and land packages and land development sites.
  • Interpret architectural drawings, engineering details and specifications to establish project scope, construction methodology, staging and resource requirements for each build.
  • Operate and implement coordinated work programmes for sites, developing and maintaining construction schedules, sequencing trades and monitoring progress against program milestones.
  • Coordinate labour resources and the procurement and delivery of materials, plant and equipment to site, ensuring supply aligns with the construction programme and avoids downtime.
  • Consult with architects, building designers, engineering professionals, surveyors, building certifiers and other consultants throughout the project to ensure the works conform to approved plans and specifications.
  • Negotiate with building owners, property developers, subcontractors and suppliers on scope, rates, variations and programme, and prepare and administer subcontract agreements to ensure projects are completed on time and within budget.
  • Prepare tenders and contract bids, including take-offs, cost estimates, project budgets and cash-flow forecasts, and monitor expenditure against budget with corrective action where variances arise.
  • Arrange the submission of plans and documentation to local councils and relevant authorities, and manage development approvals, building rules consent, service connections and compliance certification through to occupancy.
  • Ensure adherence to building legislation and standards of performance, quality, cost and safety, including the National Construction Code, relevant Australian Standards, the Building Work Contractors Act and SafeWork SA requirements.
  • Oversee and inspect the standard of work performed on site to ensure it meets contract specifications and the company's quality benchmarks, directing rectification of defects and managing the defect liability period.
  • Establish, implement and monitor site work health and safety systems, including SWMS review, site inductions, toolbox talks, hazard identification and incident reporting.
  • Prepare and deliver progress reports to clients, directors and stakeholders, and act as the principal point of contact for clients on programme, variations, selections and handover.
  • Build and maintain productive working relationships with subcontractors, suppliers and consultants, and subcontract specialised building services as required.
Qualifications
  • Hold a bachelor’s degree or higher qualification in Construction Management, Building, Civil Engineering, Project Management or a closely related discipline. In the absence of a formal qualification, at least five years of relevant, demonstrable experience in construction project management may substitute.
  • Have at least one year of post-qualification experience managing residential or commercial construction projects end to end, ideally including detached housing or medium-density residential.
  • Demonstrate the ability to read and interpret architectural, structural and services drawings and specifications, and to prepare accurate estimates, take-offs and project budgets.
  • Hold sound working knowledge of the National Construction Code, relevant Australian Standards, South Australian planning and building approval processes, and Work Health and Safety legislation.
  • Are proficient with construction scheduling, estimating and project management software, and competent in the preparation of programmes, progress claims and cost reports.
  • Have proven experience managing subcontractors and suppliers, including procurement, contract administration and variation management.
  • Hold a current Australian driver’s licence and are able to travel between sites across metropolitan Adelaide.
  • Demonstrate strong communication, negotiation and client-facing skills, with the organisational capability to run several projects concurrently without loss of detail.
