Job summary

Buildability Group in Sydney is seeking an experienced Contracts Manager to take commercial ownership of two live projects worth around $200M. You will oversee procurement, subcontractor management and contract administration to deliver strong commercial outcomes.

The role requires leadership of the contracts team, robust risk management and close collaboration with senior stakeholders to ensure milestones are met and value is maximised across the programme.

Qualifications

• Experience as Contracts Manager / Senior Contracts Administrator in commercial construction.

Contracts Manager – $200M Commercial Projects

An exciting opportunity has arisen for an experienced Contracts Manager to join a well-established construction business and take commercial ownership across $200M of live commercial projects.

The role will oversee two significant projects, valued at approximately $120M and $80M, working closely with the Project Managers, senior leadership and project teams to ensure strong commercial outcomes from procurement through to completion.

THE ROLE

As Contracts Manager, you will be responsible for the overall commercial and contractual management of both projects, with a strong focus on procurement, subcontractor management, cost control and contractual compliance.

KEY RESPONSIBILITIES

• Oversee the full head contract and subcontract lifecycle, from tendering and procurement through to contract administration, payments and finalisation.
• Provide practical contractual advice and guidance to the project team, ensuring key commercial obligations, risks and requirements are understood and managed.
• Maintain strong project administration and ensure commercial records, documentation and reporting are accurate and kept up to date.
• Work closely with the Senior Project Manager on project financial reporting, cost management and commercial analysis.
• Support the project team with planning, programming and forecasting, ensuring commercial activities align with project milestones.
• Lead, mentor and develop Contracts Administrators, providing guidance on contract administration, systems and best practice.
• Coordinate the Contracts Administration function to ensure key commercial deliverables and project outcomes are achieved.
• Ensure all contractual and commercial activities are carried out in accordance with company systems, procedures and safety requirements.

ABOUT YOU

The successful candidate will have:

• Strong experience as a Contracts Manager / Senior Contracts Administrator within commercial construction
• Experience managing large-scale commercial projects
• Strong understanding of construction contracts, procurement and subcontractor management
