Job summary

Greystones Recruitment Geelong is seeking an experienced Commercial Property & Projects Manager to oversee a large industrial portfolio and ongoing development projects. This role requires hands-on leadership, strong safety and compliance focus, and the ability to manage multiple tasks across property, facilities, construction and project work.

The successful candidate will coordinate capital works up to around $5 million, manage contractors, conduct audits, and maintain strong relationships

Qualifications

• Around five years or more experience in a relevant property, construction, facilities or project environment.
• Strong practical experience managing contractors and works on site.
• Experience delivering capital and maintenance projects.
• Sound understanding of workplace safety, risk and statutory compliance.
• Commercial judgement and the ability to assess priorities and expenditure.
• Strong communication skills and the confidence to deal with tenants, trades, consultants and senior management.
• Excellent organisation and the ability to manage multiple priorities simultaneously.
• Current Victorian driver's licence.

Responsibilities

• Manage and assist with capital works and property projects ranging from minor works through to projects of approximately $5 million.
• Coordinate contractors, consultants, site meetings and project requirements.
• Manage planned preventative maintenance programs across the property portfolio.
• Oversee reactive maintenance, repairs and asset renewal projects.
• Conduct regular building and property audits.
• Manage Essential Safety Measures, annual testing, compliance and sign-off requirements.
• Prepare project briefs, scopes of work and requests for tender.
• Assess and prioritise maintenance and capital works for Executive approval.
• Monitor project, contract and repair expenditure.
• Develop strong working relationships with tenants, contractors, consultants and other stakeholders.
• Ensure contractors are appropriately inducted, licensed, insured and working safely.
• Identify and manage risks associated with property, maintenance and project activities.
• Maintain appropriate safety and contractor documentation and contribute to the ongoing improvement of the company's safety systems.
• Provide clear and practical reporting to management on projects, assets, risks and opportunities

About you

Your background may be in commercial or industrial property, facilities management, construction, building services or project management.

More important than your exact job title is your ability to take ownership of a diverse property portfolio and get things done.

You will ideally bring:

• Around five years or more experience in a relevant property, construction, facilities or project environment
• Strong practical experience managing contractors and works on site
• Experience delivering capital and maintenance projects
• A sound understanding of workplace safety, risk and statutory compliance
• Commercial judgement and the ability to assess priorities and expenditure
• Strong communication skills and the confidence to deal with tenants, trades, consultants and senior management
• Excellent organisation and the ability to manage multiple priorities simultaneously
• Competency with Microsoft 365, with Procore experience advantageous
• A current Victorian driver's licence
