Job summary

BM Property Services pty Ltd – Smithfield QLD is seeking an Operations Manager to lead maintenance at Smithfield Shopping Centre, balancing hands-on delivery (70%) with admin and management duties (30%). You will supervise maintenance, cleaning, and security teams, ensuring safe, clean, and operationally efficient environments.

Reporting to the Centre Operations Manager, you will drive preventative and reactive maintenance, manage risks, audits, and contractor performance, and ensure alignment

Qualifications

• Experienced in property maintenance or facilities operations.
• 2–4 years in a similar role.
• Trade qualifications or equivalent experience.
• Ability to balance hands-on work with admin/supervisory duties.
• Knowledge of safety, risk management and compliance requirements.

Responsibilities

• Lead hands-on maintenance across the centre (70%).
• Perform reactive maintenance and repairs as listed.
• Oversee preventative maintenance programs and asset registers.
• Manage contractor relationships and performance with weekly meetings.
• Ensure compliance with Work Safe and Centre rules.
• Prepare and maintain documentation and reports in Prism.
