Job summary

The GPT Group is seeking a Capital Transaction Manager to join the Sydney team and lead acquisition and divestment targets across GPT’s Office, Retail and Logistics sectors. You will coordinate cross-functional teams, perform detailed financial modelling, manage due diligence, and maintain a robust transaction pipeline while engaging external partners and representing GPT at industry events.

Qualifications

  • Tertiary qualification in capital transactions or related field.
  • Experience in asset acquisitions and divestments in Australian property.
  • Strong communication and stakeholder management skills.

Responsibilities

  • Identify and execute acquisition and divestment opportunities across GPT's core sectors (Office, Retail, Logistics).
  • Perform financial modelling and analysis; prepare investment and divestment papers with recommendations.
  • Coordinate due diligence, document management, and oversee external consultants; handover to asset management.
  • Support Head of Transactions with new business development and pipeline reports.
  • Develop market knowledge across sectors, including logistics developments and maintain a transaction database.
  • Build relationships with external partners and represent GPT at industry events.

The role

We are currently seeking the services of a Capital Transaction Manager to join our Sydney team and be responsible for achieving acquisition and divestment targets across all GPT’s core sectors.

This role will support the Head of Transactions and Direct Capital, Investment and Development teams across GPT to fulfil our mandated requirements to acquire and divest across our Office, Retail and Logistics sectors.

What you will be doing
  • Identifying, prioritising and executing acquisition and divestment opportunities across GPT's core sectors (Office, Retail and Logistics), including development sites and site amalgamations, managing the full transaction lifecycle from negotiation and due diligence through to settlement.
  • Conducting financial modelling and analysis of opportunities and market transactions, preparing and presenting Investment, Board and divestment papers and providing recommendations on assets and capital allocation aligned with portfolio mandates.
  • Coordinating stakeholder teams throughout the acquisition and divestment processes, managing due diligence documentation, appointing and overseeing external consultants and ensuring seamless handover to asset management teams post-acquisition.
  • Collaborating with the Investment Management Team to identify and assess opportunities, supporting the Head of Transactions with new business development and partnership establishment, and maintaining pipeline reports for presentations.
  • Developing deep market knowledge across our core sectors, including logistics land developments (brownfield and greenfield), monitoring market activity and maintaining a comprehensive transaction database.
  • Cultivating and managing key relationships with relevant external partner groups, as well as representing GPT at industry events and functions.
What makes you stand out

You will have prior experience as a tertiary qualified Capital Transaction Manager or be a Capital Transaction Analyst, looking for their next step, with experience in asset acquisitions and divestments within the Australian property sector.

You will need a strong understanding of major Australian property markets in CBD office, major logistics regions and / or major shopping centres, combined with the ability to provide detailed financial modelling Investments and developments within these sectors.

You will also require exceptional communication skills and the ability to build effective working relationship with a diverse range of stakeholders.

This role would suit a proactive Capital Transaction specialist with a strong desire develop professionally and wishes to grow their skills within a leading property investment company.
